The pavement width on <br />the private street is proposed at 26 feet; on-street parking will be restricted to one side to <br />maintain adequate emergency vehicular access. ~'No parking" signs should be installed along <br />the private street to ensure continuous free access by emergency vehicles. <br /> <br />Grading and Drainage; The grading and drainage plan has been presented and approved as a <br />part of the preliminary plat approval of the subdivision. <br /> <br />Landscapin. g and Screening: Typically, single family residential neighborhoods are required <br />to put in 1 tree for every dwelling unit. Both the detached townhomes and the twinhomes in <br />the northerly portion of the plat indicate 1 tree per dwelling unit. The quadhomes show 1 tree <br />for every two units. If we applied the same requirement to the quadhomes as we do the rest <br />of the plat, the plan would be deficient 18 trees. Staff is requesting that the landscape plan be <br />modified to incorporate 18 additional deciduous trees distributed throughout the common <br />areas of the entire plat. General comments are: the Iandsgape plan should be modified to <br />identify areas to be irrigated, an additional species or two for the trees should be considered <br />for long term disease resistance and variety, spirea and barberry shrubs are overused, the <br />second item in the shrub key is Black Hills Spruce and this is acknowledged as a simple error <br />to be corrected. <br /> <br />Off Street Parkin.e, Design: All off-street parking nodes will be paved and finished with B- <br />612 concrete curbing. The individual driveway un/ts will also be paved. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and sanitary <br />sewer. <br /> <br />Off Street Parking, Number: For purposes of the quadhome area, each quadhome structure <br />will have 3 double garages and 1 single garage. Off-street parking can also be <br />accommodated in the paved driveway and there are 9 additional off-street parking spaces <br />within 2 parking nodes provided on Block 2. <br /> <br />Architectural Standards: The building plans indicate that the structures will be sided with <br />maintenance free siding and asphalt shingles. <br /> <br />Minimum Floor Area: The Multiple Residential (MR) District regulations in City Code were <br />used to critique the proposed trait sizes. The ~MR District establishes a minimum total floor <br />area of 800 square feet for multiple level units. All of the quadhomes are bi-level and have a <br />minimum of 888 finished square feet of living space. <br /> <br />-257- <br /> <br /> <br />
