I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />MALLARD PONDS <br /> <br />On June __, 2000, Site Plan approval was granted by the City of Kamsey ("City) to Bulow, Inc., <br />a Minnesota corporation, ("Permittee") to construct nine (9) quadhome units ("Structures") on <br />the property which is legally described as follows: <br /> <br />Block 2, Mallard Ponds, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The n/ne (9) quadhome structures shall be sited and <br />constructed on the Site as shown on the Site Plan prepared by John Oliver and Associates, <br />Inc., dated May I6, 2000, revision date May 30, 2000. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />o <br /> <br />REQUIRED IMPROVElVlENTS. The Permit-tee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />b. Landscaping in accordance with the Site Plan dated May 15, 2000, Revisions May 30, <br /> 2000, and June __, 2000. <br />c. Bituminous streets edged with B-612 concrete curbing. <br /> <br />("Required Improvements). <br /> <br />o <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chiefi The Permit-tee herein agrees to post <br />"no parking" along private streets in accordance with the instructions of the Fire Chief/Public <br />Works Director. <br /> <br />-261- <br /> <br /> <br />
