I I I I I I I I I I I I I I I I I I CITY OF RAMSEY DEVELOPMENT PERMIT MALLARD PONDS On June __, 2000, Site Plan approval was granted by the City of Kamsey ("City) to Bulow, Inc., a Minnesota corporation, ("Permittee") to construct nine (9) quadhome units ("Structures") on the property which is legally described as follows: Block 2, Mallard Ponds, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to ~9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The n/ne (9) quadhome structures shall be sited and constructed on the Site as shown on the Site Plan prepared by John Oliver and Associates, Inc., dated May I6, 2000, revision date May 30, 2000. 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. o REQUIRED IMPROVElVlENTS. The Permit-tee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. b. Landscaping in accordance with the Site Plan dated May 15, 2000, Revisions May 30, 2000, and June __, 2000. c. Bituminous streets edged with B-612 concrete curbing. ("Required Improvements). o FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chiefi The Permit-tee herein agrees to post "no parking" along private streets in accordance with the instructions of the Fire Chief/Public Works Director. -261-
