<br />site plan indicates 16 parking spaces which is two shy of the number of spaces for the type and <br />size of building proposed; however, staff has contacted the applicant and it appears that parking <br />is adequate for the number of employees working per shift. He stated the drainage, grading, <br />utility and landscaping plans are generally acceptable. He indicated that on the south end of the <br />parcel, a portion of the proposed pond is on the adjacent property and the applicant will be <br />required to provide information showing the adjacent property owner's consent to this <br />encroachment and drainage/utility easements must be granted over the ponding area. <br /> <br />Mr. Dennis Sharp, Sharp and Associates, appeared before the Planning Commission. <br /> <br />Chairperson Nixt asked the applicant if he has received the City Staff Review Letter dated <br />September 26, 2008. <br /> <br />Mr. Sharp replied in the affirmative and stated most of the requirements contained in the Letter <br />have been addressed or are in the process of being addressed. <br /> <br />Chairperson Nixt asked if a variance would be required for the parking stalls. <br /> <br />Associate Planner Gladhill replied a variance would not be required based on the number of <br />employees working per shift, and added there have been several instances where variations from <br />parking standards have been approved through the site plan process. <br /> <br />Commissioner VanScoy asked about the proposed landscaping. <br /> <br />Associate Planner Gladhill stated the landscaping plan has been reviewed by the Environmental <br />Coordinator and is generally acceptable. <br /> <br />Motion by Commissioner Van Scoy, seconded by Chairperson Nixt, to recommend that City <br />Council approve the site plan, contingent upon conformance with the City Staff Review Letter <br />dated September 26, 2008 and obtaining proper approval from the adjacent property owner to <br />record a drainage and utility easement. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners VanScoy, Cleveland, Hunt, <br />and Rogers. Voting No: None. Abstain: None.
