<br />, ' <br />Subsection 9.50;50 (Construction of Improvements) Subd~ 3 (Stage I Improvements) <br /> <br />d. Storm Water Maintenance. Upon successful establishment of permanent <br />erosion contrQI facilities the Subdivider shall safe guard the storm sewer <br />system from excess siltation caused by construction until 90% buildout <br />within a subdivision, including the sodding, the. Subdivider shall clean all <br />storm sewers and shall also remove silt from all ponding areas which <br />received runoff from, the development as well as all temporary erosion <br />control devices (Le. silt fence). <br /> <br />e. Streets. Streets shall be constructed which are graded and paved m <br />accordance ,with specifications provided by the City., <br /> <br />f. Curb and Gutter. Concrete curb and gUtter shall be installed'in those <br />subdivisions where sanitary sewer and water are required. <br /> <br />g. . Street Traffic Control Signals. If deemed necessary by the City Engineer <br />and Council; the owner or subdivider shall install street traffic control <br />signals. The signalization shall be constructed in conjunction with the street <br />unless the Council grants a waiver to delay signalization. In the event such <br />waiver is gr8?ted, the owner or subdivider shall deposit with the City a sum <br />of money equivalent to the Engineer's estimated cost of the signalization. <br /> <br />h. Lot Gradfug. All lots shall be graded in accordance with the final grading <br />plan. In addition,' erosion control measures shall be followed to eliminate <br />erosion. Upon completion of the grading, at least four (4) inches of topsoil. <br />as defined ill Section 9.02. shall be applied'to all exposed I;rround areas.'And <br />said areas shall be landscaped in accordance with the final landscape <br />, plantop;soil shall be restored andtemporoty vegetation established. <br /> <br />i.' Trail Development. Trail improvements 'shall be installed as shown on the <br />,final plat and/or master trail plan. All accessible bikeway/walkway <br />trailways shall be constructed of a minimum two..inch (2") bituminous mat <br />on a four- irich (4") gravel base. Grades and specifications shall be as <br />approved by the City Engineer. All paved trailways shall be of an eight,:"foot <br />(8') width with two-foot (2') graded shoulders. All horse and wilderness <br />trailways shall be graded to a minimum four-foot (4') width and surfaced as <br />determined by the Park imd Recreation Commission. ' <br /> <br />j. Sidewalks. All single family subdivisions within the MUSA shall have not <br />less than a five-foot (5') wide concrete sidewalk on at least one side of each <br />through street or anticipated through street to provide for safe pedestrian <br />traffic. All multi-family subdivisions inside the MUSA shall have concrete <br />sidewalks not less than five foot (5') wide on both sides of the main public <br />street spine, unless otherwise approved by City Council. Sidewalks may be <br />required' on cul~de-sacs. All sidewalks shall be located within the easement <br />area of the road right of way. ,Wherever possible, placement of the <br />sidewalk within the easement area should alloW for a mjnimum of one foot <br /> <br />55 <br />
