Absent: CouncilmemberPeterson. <br /> <br />Case #3: Request for Final Plat Approval of Chestnut Ponds; Case of Good <br /> Value Homes, Inc. <br /> <br />Ms. Frolik stated that the proposed subdivision of Chestnut Ponds consists of 18 urban residential <br />lots and one outlot on approximately 23.2 acres. The plat is proposed to be developed in <br />conjunction with the three tax increment financing residential developments (Cedar Hills, Chestnut <br />Hills, Windemere Woods) in that same area. <br /> <br />Motion by Councilmember Hardin and seconded by Councilmember Cich to adopt Resolution <br />08-192 granting final plat approval to Chestnut Ponds contingent upon compliance with the City <br />Engineer's review letter dated July 2, 1991. <br /> <br />Motion carried. Absent: CouncilmemberPeterson. <br /> <br />Case #4: Request for Final Plat Approval of Chestnut Hills (Phase I); Case of <br /> Good Value Homes, Inc. <br /> <br />Ms. Frolik explained that the proposed plat of Chestnut Hills is located generally north of Industry <br />Boulevard N.W., between Sunfish Lake Boulevard N.W. and Nowthen Boulevard N.W. The <br />approved preliminary plat contained 56 acres proposed to be subdivided into 100 single family <br />urban residential lots. She added that the plat is one of three developments for which tax increment <br />financing will be used to finance the public improvements. At this time, the developer is <br />requesting final plat approval of that part of the proposed plat which is to be included in Phase I of <br />the joint residential development project. She explained that Phase I consists of 14 lots. Block 2 <br />contains four lots which will be served by a common driveway to be constructed on a 60 foot wide <br />utility easement. The four lots on Block 2 will require a variance to street frontage requirements. <br />She stated that the City should also require that there be a maintenance agreement for the common <br />driveway and that the agreement be subject to the City's approval prior to issuance of certificates of <br />occupancy for any of the lots on Block 2. The development agreements executed for the three tax <br />increment financing residential projects did not address the circumstances of Block 2 and an <br />addendum to the development agreements has been drafted accordingly. <br /> <br />Motion by Councilmember Hardin and seconded by Councilmember Beyer to adopt Resolution <br />#91-08-193 granting final plat approval to Chestnut Hills contingent upon compliance with the City <br />Engineer's review letter dated July 2, 1991 and executing Addendum #1 to the Chestnut Hills <br />development agreement. <br /> <br />Motion carried.
