been talk about possible redevelopment ,and roads, but no further discussion has taken place on
that. ~

Chairperson Nixt indicated that it is apparent they are not going to resolve this tonight, and he
would like staff to make a list of the errors on the maps.

Principal Planner Tmdgeon clarified that the road issue raised by Ms. Tersteeg is different than
the Comprehensive Plan changes.

A short recess was called at 9:53 p.m. Chairperson Nixt reconvened the meeting at 9:55 p.m.

Mandy Jensen, 6211 Pdvtyn Avenue, asked what her lot is zoned today.

Principal Planner Trudgeon indicated today it is single-family R1, however the Comprehensive
Plan shows it as industrial.

Ms. Jensen asked what the next step will be.

Principal Planner Trudgeon indicated the City does not have any plans at this time, but there have
been discussions that this may be an area for redevelopment in the future.

Francis Welte, 16051 Alpine Street, stated she was here concerning her property as a business.
She stated they are grandfathered now, and if the City is re-zoning everytl6ng between Hwy 10
and the railroad track to B2, why are they not re-zoning her property to make it conforming.

Consultant Gordon stated this was a good point, and he thinks they should take it under
advisement.

Mr. Hanson indicated there are many uses not listed anywhere; theatres and performance arts
establishments, video rental stores, to name a few. He asked that staff review the-list. He stated
his other issue was on the public hearing. Since the information sent to the public .was incorrect,
the City will need to send out another map and hold another public hearing.

Motion by Chairperson Nixt, seconded by Commissioner Reeve, to close the public hearing at
10:07 p.m.

Motion carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, Van Scoy and
Watson. Voting No: None. Absent: Commissioners Johnson and Shepherd.

Chairperson Nixt suggested identifying areas on the map with an error or omission and re-
notifying property owners within 700 feet of those areas.

Chairperson Nixt moved to retract the motion to close the public hearing, and moved to continue
the public hearing. Commissioner Reeve seconded the motion.

46

Planning Commission/May 1, 2003
Page 15 of 17 i
