that in order to provide for the market demand of 1 to 2 acre parcels, staff is proposing to re-plat <br />a portion of Sunfish Lake Business Park. <br /> <br />Associate Planner Wald advised that Sunfish Lake Business Park 2nd Addition is a re-plat of Lots <br />1 and 4 of Sunfish Lake Business Park. The minor plat is creating two additional buildable lots <br />and reconfiguring lot lines of two existing lots. She further advised the new lot sizes are 2.93, <br />2.13, 1.41 and 10.82 acres. She indicated all lots meet or exceed the 200-foot of street frontage <br />and 1-acre minimum lot size requirements established in the Industrial zone. She added all lots <br />will gain public access from Azurite Street. She advised this is a minor plat, and it will go from <br />Sketch Plan to Site Plan and have Final Plat approval at the City Council level. Staff <br />recommends sketch plan approval. <br /> <br />Chairperson Nixt asked if they were doing this for anticipated demand. <br /> <br />Associate Planner Wald stated they receive calls weekly, so this is really to meet current demand. <br /> <br />Chairperson Nixt asked why they would not go through the process when they had a potential <br />buyer. <br /> <br />Associate Planner Wald stated this speeds the buyer's process if the plat is already in place and <br />currently the City does have several interested businesses desiring smaller lots. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Brauer, to recommend the City <br />Council approve the final plat of Sunfish Lake Business Park 2nd Addition. <br /> <br />Motion carried. Absent: None. <br /> <br />Case #7 <br /> <br />Request for Sketch Plan Review of Duck Ridge; Case of Michael LeBlanc <br /> <br />Presentation <br /> <br />Associate Planner Wald explained that Mike LeBlanc is requesting sketch plan review of a minor <br />subdivision to replat Lot 1, Block 6, Peltzer Addition and Outlot A of Regency Pond into 4 urban <br />residential lots; one existing homestead and three new lots for development. The subject project <br />area is located at 14910 Garnet Street and north of 149th Lane. She stated the project area is <br />located within the Metropolitan Urban Service Area (MUSA) and is zoned R-1 Residential. The <br />Comprehensive Plan designates this area for low density single family development and low <br />density has been established at 3 units per acre. She indicated the proposed sketch plan reflects a <br />gross density of 2.5 lots per acre. She stated the three newly created lots meet the minimum <br />dimensional and area standards established in the R-1 Residential District, provided that a minor <br />adjustment is made to Lot 2. It is 1 foot short of the minimum lot width requirement. <br /> <br />Associate Planner Wald advised the plat will gain access from 149th Lane NW, an existing dead- <br />end street that significantly exceeds the 600 foot length restriction.
