The purpose of such requirements is to encourage the development of high- <br />quality, diverse structures in the City while permitting flexibility in the development <br />process. The following elements are required, in reference to the front fayade of the <br />building: <br /> <br />1) A minimum of 3 $ % face brick, natural stone, or stucco shall be us~d. It appears <br />as though the building conforms with this requirements. <br />2) A minimum of three colors shall be used for each building. <br />3) All buildings shall include at least two significant architectural eleplents. The <br />submitted rendering indicates the addition of porches, a cantileveredfayade, and <br />window treatments. <br /> <br />The building elevations submitted appear to meet the City Code requirements. Please <br />submit a revised plan that indicates front fay~de square 'footage (exclude windows ill . <br />calculation), and brick square footage on front fayade. '. <br /> <br />Sidewalks and Trails: Currently, no sidewalks or trails are constructed aJong Xlcimo <br />Street in front of the 'proposed development. A sidewalk will need to be constructed ' <br />along Xkimo Street to connect to theexistmg sidewalk along 142nd Avenue. This is a <br />critical piece to the v{alkability of the area, espeCially considering the levels of traffic <br />generated by the commercial development to the west. 'A sidewalk connection to 142nd <br />Avenue will also increase access to River's Bend Park. A trail easemeptfor tlle existing <br />sidewalk. along the south side of 142nd Avenue,NW that lies within the'property liillits <br />will also be required. To fulfill the requirements of the executed 'purchase agreement the <br />applicant is required to convey a perpetual trail easement over the westerly 20' of Outlots <br />, ,RD ' .
