Comforts of Home
Site Plan Review
May 28, 2009
Page 4 of7

. Please add the required sidewalk along the east side ofXkimo Street NW adjacent
to the project. This sidewalk should extend from the southerly access point to the
existing sidewalk along 142nf,i AvenueNW. .
. Stormwater treatment must be accounted for on site, but the volume can be
accommodated in the. regional basin to the northeast. The City is open to various
Best Management Practices (BMP's) to accomplish your treatment requirement.
The current plans_ show all the paved areas; and potentially the building roof,
rurining directly into the Xkimo Street right-of-way. All runoff must be handled
on site and not directly discharged to public right-of-way.
. Please review. the grades on the proposed drainage swale at the north end of the
site. Care should be taken to provide adequate cover over the existing storm
. ".
sewer plp~S.
. The proposed retaining wall must be designed by a registered civil engineer, and .
plans submitted for review. In addition, a safety fence ~hould be incorporated- at
the top.
. Additional silt fence will be required on downstream slopes of all disturbed areas,
as needed. .
. Please show the area called out as ''temporary parking and storage area" on the
erosion control plan. Equipment maintenance and cleaning should by kept to a
minimum, and no servicing should be done on site. Any proposed concrete
, washout area must meet State standards for containment. .
. .

'. An NPDES permit will be required from the MPCA for this project.. Compliance
with this permit will tequire a different, time frame for soil stabilization than the
notes referenced on the erosion control plan.
. Street sweeping will be required for all sediment tracked into the public right-of-
way.' A note should be added to the erosion control plan stating that the
contractor should have a s'Neeper on site or available within 3 hours, and that
tracked sediment will be removed from public streets promptly upon discovery or
flS directed by the City. . '
. A detail sheet should be added for all items noted on the plans (curb and gutter,
pav~ment sections, silt fence, etc.).' This can be incorporated into 'the plan set at
the time of building permit application.
. A permit for this project will need to be obtained from the Lower Rum River
Water Management Organization.

Utilities: Sewer and water utilities are currently available within the Xkimo Street right~
of-way; and service stubs are provided to this property. Please include-the pipe material.
on the plans. for the proposed watermain service extension to the building. The plan
shows a proposed gas crossing under Xkimo Street to service this site; a right-of-way
permit will be required for this work and information provided on how this will be '
accomplished. Open putting the roadway will.' not be al1pwed, and restoration of
. impacted areas will be required.

51
