<br />Comforts of Home <br />Site Plan Review <br />May 28, 2009 <br />Page 5 of7 <br /> <br />Fire Suppression Considerations: A flIe lane has been provided for fire access to this <br />site. Additionally, the building will be required to be spripkled. <br /> <br />Tree Preservatio:p.: A large portion of the site is wooded. However, it appears that the <br />maj<?rity of trees will be outside the limits of disturbance. Tree save fencing must be <br />shown on the landscaping/tree preservation plan as well as on the grading plan. The tree <br />save fencing shall be installed at the drip line of individual trees or groups of trees and <br />shall be in place prior to any construction activity and must remain in place .arid in tact <br />throughout the construction process. <br /> <br />Landscaping: The following comments are offered regarding the landscaping plan <br />prepared by CEl Engineering Associates and dated April 30, 2009: <br /> <br />. The site is required to have a minitp.um of 33,513 square feet of canopy cover. <br />The landscape plan includes a total of 11,829. square feet of proposed canopy <br />cover. Additional plantings must be incorporated into the landscaping plan. <br />Refer to the Ramsey Tree Book for acceptable and preferred species as well as <br />crown coverage for individual species. <br />. The compliment of trees fulfilling the landscaping requirements shalJ not be less <br />than tWenty-five percel1t (25%) deciduous and not less than twenty-five percent <br />(25%) coniferous. No. more than twenty-five percent (25%) of the canopy cover <br />requirement shall be fulfilled with the use o.fshrubs and ornamental trees~ <br />. Due-to the Wild and Scenic River designation, all plantings should be-native to <br />the region. At a minimum, the following should be replaced with native species: <br />Little Leaf Lincien, Japanese Tree Lilac,Goldflame Spirea, Miss Kim Lilac, Little <br />Princess Spirea, and Dwarf Mugb Pine. Refer to- the Ramsey Tree Book for <br />species that are native to the area. <br />. Trees installed within the public road right-of-way should have at least a moderate <br />tolerance of deicing salts, should be installed nearer the property line than the <br />street, and their installation must be coordinated with any utility installation to <br />minimize potential impacts. <br />. Shrubs must be at least two (2) feet in height at the time of installation. <br />. Planting depth shall be such thatthe root flare is at finished grade. . <br />. At installation, do not prune any branches unless the~ are broken or deformed. <br />. Any prunilig cuts that are necessary shall be made just outside the branch collar, <br />not flush with bark. -. <br />-. All disturbed areas not <;>therwiseimproved shall be sodded. Alternatives to .sod, <br />such as hydroseeding, require approval by City Council. Should City Council <br />approve an. alternative to sod, specifications for. how the seeding will be installed <br />and established shall be added to the landscaping plall for review and approval by <br />City St~ff. <br />. A miDimun1 depth of four (4) inches of topsoil shall be applied to all landscaped <br />areas. The topsoil must meet the following criteria: _ <br /> <br />.52 <br />
