<br />Public Works Director Olson stated.that there are other transportation improvements at 116 and <br />Armstrong Boulevard that need to be taken into consideration and that this project has been in <br />flux for four years now. <br /> <br />Councilmember Jeffrey asked if the property was being marketed for industrial use. <br /> <br />Mr. Schlenk stated that they have received calls inquiring about commercial and industrial usage <br />and they are entertaining this use as a possibility but are not advertising it as industrial. <br /> <br />Councilmember Dehen stated that he is concerned about the negative impact if the City starts <br />screwing around with plats. He asked if the City has ever had direct contact to see if both parties <br />can be made happy. He suggested tabling this and talking to the applicant before any action is <br />taken. <br /> <br />Associate Planner Gladhill stated that staff has tried to work with the applicant through the last <br />three extension requests. <br /> <br />The Council discussed the details of the current Preliminary Plat. <br /> <br />Councilmember Elvig stated that he is concerned that the property owner has it in their mind that <br />they may come back and try to make this property commercial. He stated that he could support <br />a 3 month extension, but not if the intent is to try to make it commercial. <br /> <br />Mr. Schlenk stated that a portion of this property is zoned under a PUD as commercial. He <br />stated that he will take the message to his partners that the City won't support light industrial use. <br /> <br />Councilmember Wise stated that he is in favor of some sort of extension for this project. <br /> <br />Councilmember Dehen asked what a 6-month extension would give the applicant, because in his <br />mind, with the economic situation, he feels this discussion will be happening again in the future. <br /> <br />Mr. Schlenk stated that it really just gives him an extension of the land value with the <br />preliminary plat approval. <br /> <br />Councilmember Dehen stated that he thinks it may make sense to have something other than <br />residential in this area because of Highway 10 and the train tracks.. <br /> <br />Associate Planner Gladhill reviewed the current density plans for the property as well as some <br />commercial use along Highway 10. <br /> <br />Councilmember Elvig asked if the applicant would be willing to donate the right-of-way to the <br />City so the roadway planning can continue, which seems to be staff's biggest concern. <br /> <br />Mr. Schlenk stated that he cannot make that decision on his own, but he thinks it could be <br />worked out. <br /> <br />City Council!
