<br />Landlord Leasehold <br />Improvements: <br /> <br />Common Area Use: <br /> <br />Parking: <br /> <br />Information <br />Technology (IT): <br /> <br />be adjusted based upon an annual review of cost of utilities, janitorial <br />and maintenance. <br /> <br />Landlord shall provide $25.00 per square foot of leasable office space <br />(2200 s.f.) build-out allowance ($55,000) for build-out of the Tenant <br />space, to include construction of HVAC, electrical, flooring, <br />carpentry construction and finish of walls/doors/millwork, and <br />security of doors. <br /> <br />Tenant shall have reasonable use of common areas at Ramsey <br />Municipal Center campus to include city hall lunch/break rooms, <br />family room, lobby areas, public restrooms, conference rooms and <br />training room. Use of training and conference rooms shall be limited <br />to six (6) times per month. <br /> <br />Parking for customers of Tenant shall be provided in the surface <br />parking lot on south side of the Ramsey Municipal Center, street <br />parking on Sunwood Drive and in the adjacent parking ramp. Landlord <br />will provide six (6) designated and signed stalls in the surface parking <br />lot on the south side of the Ramsey Municipal Center for "Anoka <br />County License Center Customer Parking". Parking for employees of <br />Tenant shall be provided in the parking ramp only. <br /> <br />(a) Tenant will provide no less than a Tl (or greater appropriate level <br />of infrastructure), to include PRI and data, and its own phone system <br />and computers/servers to facilitate its operations. Tenant will pay <br />direct cost of Tl (or greater), phone system, and computers/servers to <br />facilitate its operations. <br /> <br />(b) Landlord will provide 24X7 access to "Information Technology <br />Center" within Ramsey Municipal Center. Landlord's IT Manager will <br />assist in coordinating data and phone connections upon move-in, not to <br />exceed eight (8) hours, included in base rent cost. Additional work <br />requested by Tenant for Landlord's IT Manager will be billed at the <br />Landlord's billable hourly rate for IT Manager. Tenant will provide .all <br />technology support for its operations. <br /> <br />Provided (a) Landlord will provide janitorial and maintenance for the Leased <br />Space. <br /> <br />(b) Landlord's reception staff will provide direction for Tenant's <br />customers to access Tenant's office space. <br /> <br />( c). Landlord will provide all exterior maintenance of Ramsey <br />Municipal Center, including snow and ice removal and <br />lawn/landscaping maintenance. <br /> <br />The cost of the services described in paragraphs (a), (b) and (c) above <br />are included in the CAM portion of the base rent. <br /> <br />Landlord <br />Services: <br /> <br />2 <br />
