MASTER PLAN APPROVALS The HKGijMSA team will present the Preferred Master Plan to the City Council, Town Center Steering Committee and Parks and Recreation Commission to seek comments and gain approval of the master plan, phasing and implementation strategies, project budgets and schedule. Upon approval of the master plan, we will prepare the final master plan report document, complete with illustrations, cost estimates, phasing plans and implementation strategies. 7. DESIGN DEVELOPMENT The HKGijMSA team will prepare design development drawings based on an approved master plan, phasing plan and project budget. Design Development drawings will illustrate detailed site plan(s), materials selections, struCtures, grading and drainage concepts, planting concepts and construction details necessary to implement the approved design intent. The Design Development drawings will provide the foundation for cost estimates and the construction documents. Specifically, the following tasks will be conducted during the design development phase of the work: The H KGifMSA team will meet with City Staff and the Steering Committee to review final comments on the master plan and confirm direction of design development, construction budgets and schedule. The HKGijMSA team will prepare design development drawings for all site improvements based on the approved master plan, including circulation systems, landscaped areas, event spaces, stormwater areas, structures, lighting, site furnishings, water features and other site amenities. It is anticipated the following drawings will be included in the design development drawing set: . Tree Protection Plan (if necessary) · Site Demolition Plan · Materials Plan(s) · Layout Plan(s) · Grading and Drainage Plan(s) · Planting Plan(s) · Irrigation Plan(s) · Reference Sections · Preliminary Construction Details · Outline Specifications
