All multi-family subdivisions inside the MUSA shall have concrete <br />sidewalks not lesg ~than five foot (5') wide on both sides of the main public <br />street spine, unless otherwise approved by City Council. Sidewalks may be <br />required on cul-de-sacs. All sidewalks shall be located within the easement <br />area of the road right of way. Wherever possible, placement of the <br />sidewalk within the easement area should allow for a minimum of one foot <br />(1 ') separation between the edge of one side and the residential property <br />line. The sidewalk shall be constructed as a Stage 1 improvement. Cost of <br />sidewalk construction shall be borne by the Subdivider and not eligible for <br />credit against park and trail dedication fees. The design must meet current <br />standards of the City, comply with the Americans for Disabilities ACT <br />(ADA), and be shown on the preliminary plat for approval. All sidewalks <br />required by the City shall be constructed of a four-inch concrete placed on <br />a four inch (4") gravel base. <br /> <br />Maintenance - The City, Council annually shall determine the level of <br />snow removal required of adjacent homeowners and to provide for the <br />establishment of a fund to allow for repair or replacement of damaged <br />sidewalks in the future. <br /> <br />Electricity. The Subdivider shall be responsible for providing electric <br />service to the Plat. Whenever possible, common trenching shall be utilized <br />for small utilities (cable, gas, electric, telephone)i . <br /> <br />Phone. The Subdivider shall be responsible for providing phone service to <br />the Plat. The Subdivider shall be responsible for providin, g natural gas <br />service to the plat. Whenever possible, common trenching shall be utilized <br />for small utilities (cable, gas, electric, telephone). <br /> <br />Boulevard Sodding} This iteTM shall be completed jUSt Prior to occupancy <br />of the building. This item may be completed sooner provided the subdivider <br />maintains the sod until the dwelling or structure is occupied. <br /> <br />Water Shut-Off Boxes. The water shut-off boxes shall be adjusted at the <br />time the final boulevard grade is established. Water shut-off boxes shall <br />remain visible after the boulevard sod is installed. <br /> <br />Easement Acquisition. Prior to the time of construction, the owner or <br />subdivider shall obtain all easements required for the project.
