Mall of America Developer Negotiation, Bloomington, MN: Assisted in the <br />development packaging of the Mall of America, the largest retail-entertainment center in the <br />United States, which is located at the former Metropolitan Stadium site near the International <br />Airport in suburban Minneapolis-St. Paul. Guided developer solicitation and negotiated <br />development agreements acting as representative of the public landowner. This $625-million <br />project contains 2.6 million square feet of retail space anchored by four national department <br />stores; over 50 restaurants from fast-food to fine dining; 7 nightclubs; an indoor 7-acre, $70- <br />million amusement park; an entertainment wing housing 14 theaters; a Lego Imagination <br />Center; and a series of parking decks holding 12,750 cars. <br /> <br />. Greenbrier TIF District Master Plan, Economic and Market Assessment, <br />Chesapeake, VA: Provided market and economic analyses in the preparation of a Master <br />Plan Study for the Greenbrier Tax Increment Finance (TIF) District, an area that comprises <br />more than 2,500 acres and is the largest mixed use district in Hampton Roads. Prepared a <br />financing plan for the TIF District which included funding analysis, multi-year cash flow analysis <br />and developer solicitation approaches. <br /> <br />. Economic Impact Analysis and Market Reconnaissance of University Circle, <br />Cleveland, OH: Provided commercial and residential market strategies and an economic <br />impact evaluation to the University Circle ShaPing the Future visioning process. The University <br />Circle district is the cultural, medical and educational center of Cleveland with institutions such <br />as Severance Hall, The Cleveland Museum of Art, Natural History Museum, Cleveland Institute <br />of Art, Cleveland Clinic Foundation and is anchored by Case Western Reserve University and <br />University Hospitals. UCI incorporated our findings into their strategic planning and marketing <br />efforts. <br /> <br />. Morse Road Corridor Revitalization Study, Columbus, OH: Managed this market <br />analysis and redevelopment strategy for a 5-mile segment of the Morse Road corridor, an <br />older, commercial corridor has experienced increased vacancies and disinvestment. The City <br />commissioned this project to serve as a model for other older, automobile-oriented <br />commercial corridors in Columbus. Final report provided the context for near-term <br />redevelopment and repositioning strategies for the entire corridor and specific opportunity <br />sites. The plan was adapted by the city and initial recommendations (marketing, merchandising, <br />streets cape, new organization) are being implemented. <br /> <br />. Arcade Block Development Evaluations, Dayton, OH: Conducted market evaluations, <br />development planning, developer solicitation and selection, financing and funding programs, and <br />developer negotiations for the Arcade Block in downtown Dayton. Also secured a developer <br />for the first new office building in the downtown in 20 years and led to the award of an Urban <br />Development Action Grant and private sector consortium funding for the office building and <br />mixed-use retail facility, containing a food arcade and downtown supermarket. <br /> <br />. lake Anne Village Center Revitalization, Reston, VA: Prepared an economic analysis <br />and developed revitalization concepts and implementation strategies for the Lake Anne <br />Commercial Revitalization Area, a European-style mixed-use commercial core of the New <br />Town's "first" village.
