<br />For your project we would suggest a very similar approach and recommend the following key steps: <br /> <br />1, Kick off meeting to discuss goals, introduce project team and develop schedule, <br /> <br />2, Regular weekly meetings attended by the design team and at least one representative from <br />both the City and County, <br /> <br />3, Establish user group meetings as needed, The intention of these meetings will be to develop <br />a space program specific to the users needs, <br /> <br />4, Develop concept documents <br />and present to both the City and <br />County, <br /> <br />5, Develop probable cost. <br /> <br />6, Obtain approval from the City and <br />County to proceed to construction <br />documents, <br /> <br />7, Finalize construction documents <br />and submit to the City and County <br />for final comments, Incorporate <br />comments, <br /> <br />8, Issues bid notice to local paper <br />and public bid agency, Issue <br />documents for bidding and receive <br />bids, Advise City and County on <br />"lowest responsible bidder", <br /> <br />9, Provide "Notice to Proceed", <br />Oversee construction, <br /> <br />1 0, Provide final project closeout and punchlist. <br /> <br />PROCESS <br /> <br /> <br />We have a strong belief in a participatory planning <br />and design process that empowers the client and <br />other stakeholders to be part of a creative process, <br />Through a series of highly interactive, meetings led <br />by CDG, a consensus is established for achieving <br />specific goals and dealing with restraints - budget <br />strategies, schedule needs, etc, By identifying and <br />confirming these expectations, a clear vision is <br />established early in the process, Not only does the <br />City and County claim ownership of the resulting plan, <br />but this collective team becomes 'a strong advocate <br />for the remainder of the funding and implementation <br />process, This minimizes the potential for an "imposed <br />vision" onto reluctant users, instead embracing ideas <br />into a "shared vision", <br /> <br /> <br />
