Design Development Phase <br />Based on an approved space plan and preliminary cost <br />estimates, the following tasks will be completed: <br /> <br />1. Develop interior finish locations. The finjsh selections will <br />be based on the current finish specifications used in the <br />space. <br /> <br />2. Meet with the City of Ramsey and Anoka County <br />representatives to review the finishes, millwork and lighting <br />layout. Refine these items up to two (2) times for Anoka <br />County approval and sign off. <br /> <br />3. Meet with the City of Ramsey to review the project's <br />compliance with applicable building code requirements. <br /> <br />E. Construction Documentation Phase <br />Based on final approval of all items in the Design Development <br />Phase, the following will be completed: <br /> <br />1. Interior Construction Documents to consist of: <br />a. Title Sheet <br />b. Interior architectural floor plan <br />c.. Elevations and details <br />d. Reflective ceiling plan <br />e. Electrical device, voice/data, power/signal and Anoka <br />County's equipment location plan <br />f. Floor finish plan and specifications <br />g. Wall finish plan and specifications <br /> <br />2. Meet with City of Ramsey and Anoka County Licensing <br />Center representatives to review and sign off on <br />Construction Documents. <br /> <br />3. Issue completed Construction Documents for permit <br />submittal and construction <br /> <br />F. Construction Administration Phase <br /> <br />1. Answer telephone questions during bidding and <br />construction, as required. <br /> <br />2. Issue up to two addenda and/or Supplemental <br />Authorizations during bidding or construction, if required. <br /> <br />3. Approve shop drawings and submittals for interior finishes. <br /> <br />4. Provide up to four (4) 2-hour site visits during construction. <br /> <br />5. Attend and document punch-out of interior construction. <br /> <br />6. Review and approval of pay requests. <br /> <br />City of Ramsey, MN · Municipal Center Remodel <br />
