<br /> <br />Zone B restrictions would from appearance require severe limitations <br />on the existing and future development of this area. <br />Zone B on the northwest approach overlays a housing development. (See <br />' Zone Band other zones on Exhibit C). The present density would violate <br />the Zone B restrictions. Although the lots west of the county road are <br />large, the ratio of the building area to site area would not meet the <br />ordinance requirements. The houses on the east side of the county road <br />are of a high density and would fail to meet the zoning ordinance restriction. <br />Summary Based on Present Alignment <br />' Although the landing strip area appears to be satisfactory for the required <br />airport runway alignment and dimensions, the approach surfaces would fail <br />to meet the required standards for space and safety. To bring these approach <br />areas into conformance would require a large financial commitment and pose <br />hardship on the present property owners and the city itself: It is felt <br />that if a cost-benefit ratio were examined, the development of a Mn/DOT-FAA <br />approved facility on this site and on the present alignment would not be <br />' feasible. <br />V. Alternate Alignment Review <br />Two alternate alignments on the present site were examined in order to <br />adequately study the site for potential conforming alignments. <br />The Exhibits D & E show those two alternates imposed on the enlarged <br />U.S.G.
