<br />(4) Area irs^ace <br />There are no airspace conflicts regazding Crystal Airport and Minneapolis- <br />St. Paul International Airport. Conflicts would occur with Anoka County-Blaine <br />Airport in IFR procedures, however, if either Anoka County-Blaine or Crystal <br />increase their IFR operations. With the addidoa of the D-Brite radaz monitor, <br />Crystal's tower will be provided with additional information on area traffic <br />(g) A.~II~ Environs <br />Land use stuTOUnding the airport is mixed, with the predominant use being <br />fairly dense single-family residential development. Other surrounding land uses <br />include multifamily dwellings and a railroad line to the west and northwest. and <br />commercial development to the south and southwest. There is no available land <br />adjacent to the airport for expansion of the existing 430-acre land envelope. <br />Undeveloped on airport property is limited to the area along the airport's <br />no~tltern border.' This azea should be able to accommodate the construction of <br />additional aircraft storage throughout the planning period. Airport access is good, <br />with State Route 94 and Highways 81 and 100 being located in proximity to the <br />airport. Direct access to the airport is provided by Highway 521ocated on its western <br />side. <br />(6) Fundin¢ Rgquirement <br />Development costs for the airport in the short•term planning period aze <br />estimated at Sl.l million.
