Upon ac- <br />quisition of the mobile home from the owner -oc- <br />cupant who rents the site, the following optional <br />payments may be made: <br />(1) On the basis of a downpayment: <br />(a) The payment will be determined in <br />accordance with guides outlined in <br />paragraph 94b, except that the <br />amount of downpayment will be <br />determined by the Sponsor as the <br />amount required as a downpayment <br />on the purchase of a comparable <br />mobile home; plus <br />(b) 48 times the monthly difference in <br />the amount determined by the Spon- <br />sor as necessary to rent a comparable <br />mobile home site for a period of 4 <br />years and the rent being paid on the <br />site acquired. <br />(c) If the displaced person elects, and <br />mobile home sites are available, he <br />may be reimbursed on the basis of a <br />downpayment for the purchase of a <br />mobile home site in place of renting <br />the site. The downpayment may not <br />exceed the percentage of purchase <br />price common in the area for im- <br />proved property and will be computed <br />as if the site was fully developed to <br />accommodate the mobile home. <br />(2) If the owner elects to rent, the rent supple- <br />ment will be 48 times the monthly difference <br />between the economic rent of the subject <br />mobile home and site and the lesser of: <br />(a) The actual rent paid for the replace- <br />ment mobile home and site; or <br />(b) The amount the Sponsor has deter- <br />mined as necessary to rent a com- <br />parable mobile home and site. <br />116. REPLACEMENT HOUSING PAY- <br />MENTS FOR 90 DAYS BUT LESS THAN <br />180 DAYS OWNER -OCCUPANTS OF CON- <br />VENTIONAL DWELLINGS WHO RELO- <br />CATE INTO MOBILE HOMES. <br />a. General. An owner -occupant who has occu- <br />pied a conventional dwelling for at least 90 days <br />but not less than 180 consecutive days immediately <br />before the initiation of negotiations for the property <br />or the issuance of a written notice to acquire the <br />property by a definite date, and who is otherwise <br />eligible under guides described in paragraph 94a <br />is eligible for an amount not to exceed $4,000. <br />b. Purchase of Mobile Home and Site. The <br />downpayment amount will be determined by guides <br />described in paragraph 94b, based on a downpay- <br />ment for a comparable dwelling. The amount of <br />payment may be for either the downpayment on <br />the mobile home, or on the site, or a combination <br />of both. In no event, however, can the payment ex- <br />,:eed that as determined by the Sponsor as being nec- <br />essary to make a downpayment on a comparable <br />conventional dwelling. <br />c. Purchase of a Mobile Home and Rents Site. <br />If the owner -occupant purchases a mobile home <br />and Locates it on a rented site, the replacement <br />housing payment will be the actual downpayment <br />on the mdbile home plus 48 times the monthly dif- <br />ference between the economic rent on the site ac- <br />quired and the lesser of: <br />( I ) The actual rent paid for the replacement <br />mobile home site; or <br />(2) The amount the Sponsor has determined as <br />necessary to rent a comparable mobile home <br />site. In no case, however, should the pay- <br />ment exceed that as determined by the Spon- <br />sor as being necessary to make a downpay- <br />ment on a comparable conventional <br />dwelling. <br />d. Rental of Mobile Home and Site. If the <br />owner -occupant rents a mobile home and site, the <br />payment will be 48 times the monthly difference be- <br />tween the economic rent of the owner's acquired <br />dwelling and the lesser of: <br />(I) The actual rent paid for the replacement <br />mobile home and site; or <br />(2) The amount the Sponsor has determined as <br />necessary to rent a comparable mobile home <br />and site. <br />117. REPLACEMENT HOUSING PAY- <br />MENTS TO TENANTS OF MOBILE HOMES <br />FOR 90 DAYS OR MORE. <br />a. General. A displaced tenant who has occupied <br />the mobile home from which displacement oc- <br />curs for at least 90 consecutive days immediately <br />before the initiation of negotiation for the prop- <br />erty or the issuance of a written notice to acquire <br />the property by a definite date, and who is other- <br />wise eligible under guides described in paragraph <br />96a, is eligible for a replacement housing payment <br />not to exceed $4,000. <br />69 <br />
