1 1 • • • (b) The amount determined by the Spon- sor as necessary to rent a comparable mobile home site. d. Acquisition of Mobile Home Only. Upon ac- quisition of the mobile home from the owner -oc- cupant who rents the site, the following optional payments may be made: (1) On the basis of a downpayment: (a) The payment will be determined in accordance with guides outlined in paragraph 94b, except that the amount of downpayment will be determined by the Sponsor as the amount required as a downpayment on the purchase of a comparable mobile home; plus (b) 48 times the monthly difference in the amount determined by the Spon- sor as necessary to rent a comparable mobile home site for a period of 4 years and the rent being paid on the site acquired. (c) If the displaced person elects, and mobile home sites are available, he may be reimbursed on the basis of a downpayment for the purchase of a mobile home site in place of renting the site. The downpayment may not exceed the percentage of purchase price common in the area for im- proved property and will be computed as if the site was fully developed to accommodate the mobile home. (2) If the owner elects to rent, the rent supple- ment will be 48 times the monthly difference between the economic rent of the subject mobile home and site and the lesser of: (a) The actual rent paid for the replace- ment mobile home and site; or (b) The amount the Sponsor has deter- mined as necessary to rent a com- parable mobile home and site. 116. REPLACEMENT HOUSING PAY- MENTS FOR 90 DAYS BUT LESS THAN 180 DAYS OWNER -OCCUPANTS OF CON- VENTIONAL DWELLINGS WHO RELO- CATE INTO MOBILE HOMES. a. General. An owner -occupant who has occu- pied a conventional dwelling for at least 90 days but not less than 180 consecutive days immediately before the initiation of negotiations for the property or the issuance of a written notice to acquire the property by a definite date, and who is otherwise eligible under guides described in paragraph 94a is eligible for an amount not to exceed $4,000. b. Purchase of Mobile Home and Site. The downpayment amount will be determined by guides described in paragraph 94b, based on a downpay- ment for a comparable dwelling. The amount of payment may be for either the downpayment on the mobile home, or on the site, or a combination of both. In no event, however, can the payment ex- ,:eed that as determined by the Sponsor as being nec- essary to make a downpayment on a comparable conventional dwelling. c. Purchase of a Mobile Home and Rents Site. If the owner -occupant purchases a mobile home and Locates it on a rented site, the replacement housing payment will be the actual downpayment on the mdbile home plus 48 times the monthly dif- ference between the economic rent on the site ac- quired and the lesser of: ( I ) The actual rent paid for the replacement mobile home site; or (2) The amount the Sponsor has determined as necessary to rent a comparable mobile home site. In no case, however, should the pay- ment exceed that as determined by the Spon- sor as being necessary to make a downpay- ment on a comparable conventional dwelling. d. Rental of Mobile Home and Site. If the owner -occupant rents a mobile home and site, the payment will be 48 times the monthly difference be- tween the economic rent of the owner's acquired dwelling and the lesser of: (I) The actual rent paid for the replacement mobile home and site; or (2) The amount the Sponsor has determined as necessary to rent a comparable mobile home and site. 117. REPLACEMENT HOUSING PAY- MENTS TO TENANTS OF MOBILE HOMES FOR 90 DAYS OR MORE. a. General. A displaced tenant who has occupied the mobile home from which displacement oc- curs for at least 90 consecutive days immediately before the initiation of negotiation for the prop- erty or the issuance of a written notice to acquire the property by a definite date, and who is other- wise eligible under guides described in paragraph 96a, is eligible for a replacement housing payment not to exceed $4,000. 69
