City Administrator Ulrich stated that this will change all the time. The City Council will get and <br />give feedback to the Development Team about what's a good project, etc. <br />Commissioner Ramsey stated that Mr. Ulrich is the Executive Director for the HRA and he <br />wondered if that should be changes to Heidi Nelson. <br />Mr. Ulrich agreed that would work well. <br />A brief discussion ensued relating to corporate development. Options for placement of corporate <br />developments were noted. <br />Mr. Greeby stated that it's all about your trade area. <br />Mr. Cronk stated we are in a pretty good spot. He stated that we can market and design the <br />property. We get once chance to take this to market. He suggested it's a good thing people do <br />not know a lot about it right now. When we start that clock ticking -when you are ready to tell <br />you story - we have to be able to be out there and market all of it for you. We will work with <br />Deputy City Administrator Nelson to develop the communication and reporting pieces and the <br />oversight piece. <br />V. Levels of Project Success <br />Mr. Lazan asked what's asuccess - what's a win. <br />a. Stand alone PROFESSIONAL Real Estate Development Project. <br />Mr. Lazan noted their approach has been to makes this astand-alone professional <br />real estate development project and we want to present that to the public. We will <br />do this through branding and through operations and out into the street. <br />He noted we will do that through the following: <br />i. Economics <br />ii. Market Presence and identify <br />iii. Momentum <br />. iv. Prioritize Deals and efforts <br />City Administrator Ulrich stated that like any real estate development project, often the city and <br />the developer end up a little of an adversary. There are different incentives for both parties. It's <br />unrealistic to think we won't see that here. This has to go through the Planning Commission. <br />Some of this is healthy - no one should be too surprised if we run into conflicts.
