General: The proposed plat is approximately 4.78 acres in size and is generally <br />located east of Xkimo St NW and south of 142nd Ave NW. The intent of the plat <br />is to create two high density residential parcels. The City executed a purchase <br />agreement with Mr. Rick Foster on December 31, 2006 to convey the land zoned <br />R-3 to River's Bend Holdings, LLC. Due to the unique topography and water <br />features on the Subject Property, it appears that variances may be necessary in <br />order to develop the Subject Property according to the massing plan on the <br />Sketch Plan. The City provides no guarantee that any variance will be approved <br />and any potential developer should be prepared to prepare a site plan in <br />accordance with applicable City Code and subject regulations. <br />2. Zoning: The subject property is zoned R-3 High Density Residential. High <br />density residential developments with Net Density between seven (7) and fifteen <br />(15) units/acre are permitted. <br />3. Density: The proposed subdivision would make the new Lot 1 (3.08 Acres) and <br />Lot 2 (1.70 Acres), Block 1, Rivers Bend Bluffs. All minimum lot sizes will be <br />in conformance with City Code. Conformance to density requirements for the <br />area zoned R-3 will be verified at Site Plan. <br />Streets: The plat will receive access from existing, improved public streets <br />through future access on Xkimo St. <br />5. Setbacks: Compliance with the established setbacks for the area zoned as R-3 <br />will be reviewed as part of the Site Plan Review at a future date. <br />6. Grading and Drainage: A topographic survey must be completed and submitted <br />as part of the Site Plan Review. Existing storm sewer and drainage patterns must <br />be maintained with any proposed development, and a Letter of Map Amendment <br />(LOMA) may be required from FEMA for the area encumbered by Flood Zone <br />A-7. The final plat and site plan must include information regarding a delineated <br />flood zone. <br />22 <br />
