Proposed MRCCA Land Use Distrk -
Note: A suggested rewarding of this district description is included at the end of this
document.
B. This district includes lands developed at rural densities that are
nParran or readily visible from the river Structure heights will be lower than
irr other districts and vegetative screening will he required. In riparian areas,
more restrictive stormwater management, erosion control, or vegetative
buffers may be required! The rural character of these areas should be
preserved.
Comments and Questions:
f What is'icwer than in other districts?
• What is "mare restrictive vegetative management — as compared to`?
• What is "rural densities" and "rural character"? `RuraI densities' cin the north end
of the corridor are likely different from rural densities in the agricultural areas cern
the south enol of the corridor.
• How will agricultural production/uses be impacted by `more restrictive vegetative
management and required vegetative buffers`?
C rhis district includes land developed at suburban densities that are
rlpariaxr or readily visible from the river. Structure lie%ghts .will be low -or than
in other districts and vegetative .screening will be required. Irr riparian areas,
more restrictive stormwater management, erosion control, or vegetative
,buffers may be required. The suburban character of these areas should be
preserved.
Comments and Questions:
• This area includes many areas of long-established residential development - in
most cases, single family. How will the requirement fur vegetative buffering,
more restrictive stormwater management and erosion control affect existing
property owners?
• What is 'suburban' densities? Would this eliminate or prevent pockets of higher-
density develcprnent consistent with a community's approved comprehensive
plan and zoning ordinance?
