The grading plan shall <br />identify,, wb_ich type of house style (i.e. walkout, lookout, rambler, etc) is permitted on each <br />lot. No =m'ades shall be flatter than 1%. Grades flatter than 2% wilI require a certificate of <br />grading prior to an occupancy permit being granted. The requirement tbr an elevation survey <br />on all footing inspections and the requirement for a certificate of grading on lots with less <br />than a 2% grade shall be stated on the final grading plan. <br /> <br />The CiU of Ramsey does not allow stormsewer pipe less than 15" unless it is for a dead end <br />catch basin lead. Ail pipes under roads and parking areas must maintain a minimum of 2.5 <br />feet of cover over the top of the pipe. <br /> <br />The pond and outlet must be constructed and protected during Phase I and before any <br />building construction acriviq/takes place. <br /> <br />A final ~ading plan must be submit-ted as part of the final plat. items to be included on the <br />final Fade planing are as ]:bllows: <br /> <br />a. The standard l0 foot drainage and utility easements (5 feet on common property <br />lines) must be provided around the perimeter of all lots. Amy wetlands located on the <br />property must also be delineated and dedicated as drainage easements. A 20 tbot easement is <br />required over all storm sewer pipes.
