The development will be served by municipal water and san/tau sewer. Options for <br />service are: a) developer extend sewer n-unk and any costs incurred above and beyond the <br />sewer and water trunk fees due would be the responsibiliu of the developer; b) the developer <br />can waiC tbr the interceptor; c) developer can work out a lift station plan with surrounding <br />developments that could be vacated when the interceptor gets to the area. <br /> <br />The Developer has opted to plan for a lift station that would be deep enough to. serve ali four <br />developments (Wildlife Sanctuary ? and 3% Ever~een Point, and Sur~lower 1Lidge). Trois <br />lift station has been proposed to be located on the north side of an adjacent plat. If one of the <br />above mentioned plats does not get approval, the plan will need to be modified. There needs <br />to be an easement large enough (100 f~) to accommodate the interceptor when it gets to the <br />area. The alignment of the interceptors has been. recommended by Halcanson ,~derson to go <br />through this plat. In order to alleviate the requirement of the 100 foot easement Staff is <br />requesting that the Developer look at an exact alignment of the pipe through the .subject <br />property. <br /> <br />All utilities must be extended to the end of the plat on all stub streets. <br /> <br />The City charges $562.00 dollars per lot for sewer trunk charges and $1,252.00 per <br />residential Iot ~br water trunk charges. These fees must be paid prior to recording the plat. <br /> <br />Tree Preservation. The Preliminau Grading Plan identi~les e,-dsting tree stands and tree <br />preservation areas. According to the Tree Preservation Plan, the lots will be custom g-faded <br />in order ro save as many trees as the new homeowner desires. The addition of one 2.5 inch <br />dbh tree to the front of each lot [s provided with the exception of Lots 1, 2, 3, Block 4. The <br />preliminary plat should be revised accordingly. <br /> <br />Sidewalks. The preliminary plat [s providing for a sidewalk along Ka-ypton Street and 157* <br />Avenue; this meets City requirements. <br /> <br />Trail Development: An eight Lbot bituminous trml is being proposed along the south side of <br />156~ Lane, which turns south into Iodine Street. A bituminous trail has also been provided <br />along the east side of Iodine Street and south side of 156tt~ Lane. The Park'and Recreation <br />Commission recommended that the Developer work wi~ Staff regarding the best location of <br />the bituminous trail wi~in the development. <br /> <br />Sound Mitigation: The City has engaged the so,ices of SP~ Consulting firm to review <br />sound mitigation measures that will be required in order to comply with MPCA's noise level <br />standards along State Highway #47. StLF has provided staff with a noise mitigation analysis <br />~br the proposed development. SR.F has concluded that noise mitigation measures will not be <br />necessary for the project area due to the break in noise barrier that will occur do to the <br />construction of [56"' Lane into the development. <br /> <br />-169- <br /> <br /> <br />
