Density: The site plan shows a total of 126 units on 18.1 acres, exclusive of abe wetland,
which equates ro a act demity of 6.9 units per acre.

Act:ess: In accordance with the newly adopted multiple family street policy, there will be at
least one public street spine through the neighborhood, with private driveway collectors
extending off' of ~he public streets. All of r/2e pr/vale driveway collectors substantially
comply with the new policy. We are currendy working with the Developer to achieve the
goal of minim/zing the number of accesses onto the public streets. High densities of
driveways make ir difficult ibr snow storage. In addition to the use of private driveway
collectors the Developer has desig-ned the plat utilizing common driveway accesses to
achieve the goal ofm/nimizmg the number of accesses onto the public streets.

7. Of the 20 species specifically listed, spirea and
barbe~ are not recommended, in addition, these species, as well as we~ela are grossly
overused.
b) Shrub sizes should be #3 gallon minimum.
c) More than 3 species of trees will be required. The 3 species proposed are not included
within the 18 species on the list of recommended species in P,.amsey.
d) Staff also recommends an organic mulch as a mulch medium (i.e. hardwood shredded
mulch) to ensure better plant health and survival, versus :rock'.

i0.

Screening: Cit'/Code requires a 15 foot wide screened buffer area when a multiple family
dwelling unit abuts a single fam/iy or a duplex district. The west plat boundary, of S arglower
Ridge abuts a single family district. Theretbre, screening is required along the west
boundary of the plat and it must be at least 5 feet in height, 'Pne Landscape Plan shows a
berm along the western boundary of approximately 5 feet in b_eight.

Waste Stor',~ge: City Code requires all garbage receptacles to be screened from public view.
Unless otherwise [ntbrmed.. it is assumed that each unit will have its own trash re,,,,prac,e
from the selected waste hauler.

I
I
i
I
