We offer the following comments: <br /> <br />General: The proposed plat consists of 4.53 acres and is generally located in the <br />southeast quadrant of the intersection of Nowth. en Blvd. and Alpine Drive. The propose,d <br />final plat proposes to subdivide the existing lot into one lot and one outlot. Currently, <br />Ramsey Dental Clinic operates on the subject property. <br /> <br />Zoning: The property is currently zoned B-1 Business. <br /> <br />Lot Sizes and Dimensions: Lot 1 meets the half-acre minimum lot-size requirement, the <br />100-foot width and 150-foot depth requirement established in the-B'l Business District. <br /> <br />Setbacks: The existing Ramsey Dental Clinic will meet all required setbacks for the B-1 <br />Zoning District once the new lot is created. <br /> <br />Building Coverage: City Ordinances do not allow for more than 35% building coverage <br />in the B-1 District. The existing Ramsey Dental Clinic will only have 5% building <br />coverage with the new lot configuration and is therefore in compliance with building <br />coverage regulations. <br /> <br />Street Access: Currently, the property has one access from Nowthen Blvd. The access <br />serves the Ramsey Dental Clinic and is expected to remain. It is presumed that Anoka <br />County will not allow another access onto Nowthen Blvd. and Outlot A will only be able <br />to receive access from Alpine Dr. Anoka County has been notified of the development <br /> <br /> <br />
