He <br />explained that the plan had been revised to include a retaining wall adjacent to the BridwelI <br />property. <br /> <br />Chairperson Nixt inquired if the developer had talked to the property owner. <br /> <br />Mr. Rattika replied that they had not, but were willing to do so. <br /> <br />Mr. Rattika stated that the third area of concern had to do with the impact of traffic. He reviewed <br />the traffic figures for Sunfish Lake Boulevard, Nowthen Boulevard, and Alpine Drive noting that <br />all of the roads are built to accommodate high numbers of traffic. The traffic from the proposed <br />development will have little impact. The other issue addressed at the last meeting was for the <br />develgper to hold a meeting with residents adjacent to the proposed sewer trunkline in Fox Knoll. <br /> <br />City Engineer 3'ankowski stated that he was present at the meeting. He explained that seven <br />homeowners will be impacted by the sanitary sewer construction and reviewed what will need to <br />be done to extend the system 900 feet to the new development. The main concern had to do with <br />the loss of trees and' it has been promised to the residents that the location of the system will be <br />identified and the City's Environmental Specialist will view the trees that would be impacted and <br />make some recommendations. A commitment was also made for reforestation on the south side <br />of Alpine Drive. Mr. Jankowski noted that two of the seven impacted residents were present at <br />the meeting. <br /> <br />Mr. McGhee noted that they will have to comply with the requirement of seven different permits <br />to extend the system, so there will be extensive guidelines for them to follow. <br /> <br />Mr. Rattika stated that another issue addressed at the last meeting had to do with a tree <br />preservation plan. They have updated their plan to include additional areas of trees to save and <br />transplant trees up to four inches in diameter throughout the development. The final issue dealt <br />with the density transition ordinance, which they intend to meet the requirements of in addition to <br />providing throughout the west half of the development 76 Over story trees, 152 ornamental trees, <br />and 456 shrubs. <br /> <br />GeoffBridwell, 6101 Alpine Drive NW, Ramsey, stated that his property is also zoned R-2 and he <br />has been looking into a possible proposal for development of his property and some of his <br />concerns have to do with access to his property since he has a limited amount of land to build on. <br />He understands that at this point they are only addressing phase I and it is part of phase II that his <br />property will be impacted. He thought it was in the City's interest to keep his property buildable <br />rather than lose it as tax base. Mr. Bridwell also stated that he was not satisfied with the corner <br />grading onto Alpine Drive.
