The corner pond adjacent to <br />the outlet there are 200 mature oak tress surrounding the wetland and currently the road from his <br />property line is 10 feet and they will have to cut down a significant amount of oak trees. His <br />other concern involves emergency vehicle access to future development. <br /> <br />Chairperson Nixt inquired as to where his consUItants were with a proposal for development of <br />his site. <br /> <br />Mr. Bddwell replied that he hired consultants in response to the Allstate Development proposal. <br />When Mr. Becker proposed to develop his 10 acres he had some warning that he needed some <br />legal help to assist with his issues. A lot of it depends on what way the City goes with on this <br />development. He stated that he would like to develop his land in conjunction with the Allstate <br />Development, but at this time they are simply looking at the possibilities. <br /> <br />Chairperson Nixt stated that the extension of the road is intended to facilitate further development <br />and the issues brought up by Mr. Bridwell could impact how they align any future road, but he <br />cannot hold up any preliminary plat that meets requirements. He stated that they would like to <br />accommodate him, but he needs something more concrete than a general concern. <br /> <br />Ivlr. McGhee noted that they are looking into actually moving the entrance as much as they can to <br />try and give them more room on the retaining wall. He also noted that he is willing to meet with <br />Mx. Bddwell, but they are not into preliminary plat for the two outlots at this time. <br /> <br />Chairperson Nixt stated that they are considering a preliminary plat that places a interchange <br />where logically an extension of the road would go to the east and west. He questioned if the <br />interchange was the appropriate place for the development. <br /> <br />Mr. McGhee replied that it was at this time for them. <br /> <br />PrincipaI Planner Trudgeon noted that the only way to not bind them to a' specific road alignment <br />w6uld be to exclude it from.the Preliminary plat at this time. <br /> <br />Chairperson Nixt recommended that Mr. Bddwell keep on top of the issue. <br /> <br />Deb Kuechle, 15345 Sunfish Lake Boulevard N-W, Ramsey, inquired if the stubbed road to the <br />west will be done with curb or will it look like a future through street. <br /> <br />Principal Planner Trudgeon explained that the road will be marked with a barrier indicating that it <br />is designated as a future road. <br /> <br />Ms. Kuechle inquired if the road will be curbed. <br /> <br />City Engineer Jankowski replied that typically a barrier is placed at the end of the road. <br /> <br />Ms. Kuechle stated that she did. not want lights shining into her house. <br /> <br />Planning Commission/September 5,.2002 <br /> Page 14 of 16 <br /> <br /> I <br /> I <br />I <br /> I <br /> I <br />I <br />I <br />I <br />! <br />I' <br />I <br />I <br />I <br />! <br />! <br />I <br />I <br />I <br />I <br /> <br /> <br />
