Preliminary Plat Review: Villas at Meadow Point <br />August 20, 2002, Revised September I9, 2002 <br />Page 4 of 4 <br /> <br />12. Sidewalks: The preliminary plat shows 5-foot concrete sidewalks along one side of all public <br /> streets. (Sodium St., 154m Ave. and 154th Lane) in accordance with City Ordinances. <br /> <br />13. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $400 per unit and is <br />due prior to recording the plat. The Park Commission Mil look at' trail dedication issues at <br />their August 8, 2002 meeting. <br /> <br />1'4. Stormwater Management Fee: The City's stormwater management fee is $375.00 per unit <br /> and is required prior to recording the plat. <br /> <br />15. <br /> <br />Densitw Transition: The City Council recently adopted a density transition ordinance that will <br />take effect on September 30, 2002. As part of your site plan submittal you have provided the <br />City with information on how the western property lines would have landscape buffering in <br />accordance with the new ordinance.. A preliminary review, of the buffer4ng finds that the <br />landscape buffering will be in compliance with the new ordinance with the exception of the <br />absence of one evergeen tree. Staff' will comment on the density transkion in more detail <br />during the site plan review process. <br /> <br />16. Other Permits: The developer is responsible for obtaining any permits required from other <br /> regulatory agencies. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, August 24, 2002, at Ramsey Fire <br />Station #2, to conduct a public hearing regarding the proposed preliminary plat. A copy of the <br />case cover sheet is enclosed for your information. I suggest that you, or your representative, be <br />present at the meeting to answer any questions that may arise.
