Sidewalks: The preliminary plat shows 5-foot concrete sidewalks along one side of all public streets. (Sodium St., 154m Ave. and 154th Lane) in accordance with City Ordinances. 13. Trail Development and Trail Fees: The current trail development fee is $400 per unit and is due prior to recording the plat. The Park Commission Mil look at' trail dedication issues at their August 8, 2002 meeting. 1'4. Stormwater Management Fee: The City's stormwater management fee is $375.00 per unit and is required prior to recording the plat. 15. Densitw Transition: The City Council recently adopted a density transition ordinance that will take effect on September 30, 2002. As part of your site plan submittal you have provided the City with information on how the western property lines would have landscape buffering in accordance with the new ordinance.. A preliminary review, of the buffer4ng finds that the landscape buffering will be in compliance with the new ordinance with the exception of the absence of one evergeen tree. Staff' will comment on the density transkion in more detail during the site plan review process. 16. Other Permits: The developer is responsible for obtaining any permits required from other regulatory agencies. The City Council will be meeting at 7:00 p.m. on Tuesday, August 24, 2002, at Ramsey Fire Station #2, to conduct a public hearing regarding the proposed preliminary plat. A copy of the case cover sheet is enclosed for your information. I suggest that you, or your representative, be present at the meeting to answer any questions that may arise.
