The Preliminary Grading Plan identifies existing tree stands and tree <br />preservation areas. According to the Tree Preservation Plan, the lots will be custom gaded in <br />order to save as many trees as the new homeowner desires. The addition of one 2.5 inch dbh <br />tree to the front of each lot needs to be stated on the plan. <br /> <br />Sidewalks: A sidewalk will be constructed along the east side of Krypton Street and north side <br />of 1570` Avenue. <br /> <br />Trail Development: An eight foot bituminous trail will be constructed parallel to Highway #47 <br />north of 157m Avenue and along the south side of 158t~ Lane, east of Iodine Street connecting <br />south to the north side of Iodine Court then along the side yards between Lots 10 and 11, then <br />south to the plat bounda~ line. The applicant will be responsible for providing a separate <br />document, in recordable form, granting an eight foot wide easement for the trail route outside of <br />the road rift~of-way. <br /> <br />Trail Development Fees: The City has established a trail development of $400 per residential <br />lot, in this case a cash payment of $21,600.00 will be required prior recording of the final plat <br />(54 x 400.00 dollars). <br /> <br />Stormwater Management: The current stormwater management fee is $375.per unit. There are <br />54 single family lots proposed for the subject property, therefore there would be $20,250.00 due <br />fof'stormwater management for th_is development. The construction of the storm sewer off-site <br />improvements for the subject property is estimated at One Hundred Seventy Five Thousand Two <br />Hundred Dollars and no cents ($175,200.00), of which this development would be responsible <br />for $33,113.00 (18.9% of the total project cost of $175,200.00); which exceeds the amount that <br />would be collected by ~he City. The City will allow.the use of. the funds due ($20,250.00) for <br />this development when the storm sewer outlet is accepted, in place and operational and the City <br />is provided proof of the financial transaction between the developer and the contractor of the <br />offsite storm water trunk improvement. Costs above the amount owed for the stormwater <br />management fee shall be the responsibility of the developer. The City has requested that lateral <br />storm sewer catch basins be included as part of the offsite storm sewer trunk improvements. <br />This additional cost must be quantified and will remain City responsibility. These lateral costs <br />have been estimated at $22,000.00. <br /> <br />Park Dedication: The Park and Recreation Commission recommended park dedication be <br />satisfied through a cash payment consisting of $91,800.00 (54 x $1,700). Park dedication must <br />be paid prior to recording the plat. <br /> <br />Trunk Sewer and Water Fees: There is a sewer and water mink fee of $97,956 (54 units x <br />$1,814/unit).
