The property is generally located north of Alpine Drive <br />and west of T.H. #47. Staff attempted <br />to notify property owners within 700 feet of the preliminary plat public hearing held on May 2, <br />2002, <br /> <br />ObServations: <br /> <br />The property was recently rezoned from B-1 and B-2 Business to R-3 Urban Residential pursuant <br />to an amendment to the 2001 Comprehensive Plan to reclassify the land use from low to medium <br />density residential. Subsequent to the rezoning, a new zoning map has been adopted and the <br />property is now zoned R-2 Medium. Density Residential. <br /> <br />The preliminary plat approved by the City Council on May 28, 2002 consisted of 126 townhome <br />units. The proposal at this time is to final plat the first 59 units. The final plat substantially <br />conforms to the approved preliminary plat. <br /> <br />In accordance with the approved preliminary plat, Iodine will be platted as a public street that <br />runs from the south to the north boundary of the plat. Germanium Street and 154ti' Lane N.W. <br />will extend into Evergreen Point to the east and 154th Avenue N.W. will be developed to the west <br />boundary of the plat. The temporary cul-de-sac of 154th Avenue will be signed as a future <br />through street. <br /> <br />The final plat encumbers all common open spaces, including the wetlands, with drainage and <br />utility easements. <br /> <br />-153- <br /> <br /> <br />
