-166-

Final Plat Review: Sunflower Ridge
July 19, 2002

by a representative of' the City of Ramsey. The existing watermain will not be shut
off before 9:00 a.m. and there must be adequate notice provided to existing water
utility customers by the Contractor at least one day before the service is interrupted."
· On page 2612-3, under Section 261l.B, add a sentence: "All hydrants will need to be
repainted after construction and prior to acceptance."
· On Page 2612-4, under Section 2611.2-C1, add sentences: "All valve nuts to be
extended to 1 foot below finish grade." "Ali valves, except curb boxes for services,
outside the paved surface shall be marked with a blue carconite stake and approved by
the City Inspector."
· Forcemain shall be constructed with 6 inch DEP.

Drainage and Utilitw Easements: On the final plat, the north pond that is to be
constructed jointly with Ever~een Point needs to be protected with a drainage and utility
easement. There are wetlands within the boundaries of the plat that have been
appropriately delineated. The wetlands are within the common open space and all of the
common areas are proposed to be encumbered with drainage and utility easements. All
of encumbered common area will also protect the storm sewer, sanitary sewer and water
main aligm-nents, and the standard 10 foot easement required around the perimeter of the
plat.

Utilities and Water Usage: The development will be served by municipal water and
sanitary sewer. Options for service are: a) developer extend sewer trunk and any costs
incurred above and beyond the sewer and water trunk fees due would be the
responsibility of the developer; b) the developer can wait for the interceptor; c)
developer can work out a lift station plan with surrounding developments that could be
vacated when.the interceptor gets to the area. You have opted to plan for a lift station
that would be deep enough to serve all four developments (Wildlife. Sanctuary 2''a and 3~d,
Evergeen Point, and Sunflower Ridge). This lift station has been proposed to be located
on the north side of an adjacent plat. If one of the above mentioned plats does not get
approval, the plan will need to be modified. All utilities must be extended to the end of
the plat on all stub streets.

Trunk Sewer and Water Fees: There is a sewer and water trunk fee of $1,814.00 per unit
due and must be paid pr/or to releasing the final plat for recording. The amount due for
this first phase of Sunflower Ridge is $ [ 07,026.00 (59 units x $1,814.00).

Park Dedication: The proposed plat was reviewed by the Park Commission on April 11.
They have recommended a cash. payment to satisfy park dedication requirements.

I

I
I

I
I
I
I
i
I
!
I
I
I
I
!
I
