The low floor elevation of Lot 2, Block 2A is not 2 <br /> feet above that level. Additional information must be submitted to justify that request. <br /> (Refer to criteria under WMO permit for information required) <br />· Grade between Lots 7-8, Block 2A is less than 1% and therefore not acceptable. <br /> <br />A final grading plan for each plat must be re-submitted and approved by the City Engineer as <br />a condition of final .plat approval. The f'ma/grading plan shall be provided to the City in <br />digital format (Autocad 2000[) prior to acceptance. <br /> <br />Construction Plans: A full set of construction plans have been submitted, however, project <br />specifications have not. These specifications must be submitted and approved by the City <br />Engineer. <br /> Sheet 9 of I 1 Change storm sewer size to 15" RCP between CBMH-I26B and <br /> CBMH 126 <br /> Sheet 10 of 11 Change street name to Waco Court NW <br /> <br />Additionally, copies of all additional permits required to construct the improvements must be <br />submitted (MCES, MPCA, MDH, etc.) <br /> <br />Tree Preservation Plan: The Grading and Erosion Control Plan does identify existing tree <br />growth and removal limits. The addition of one 2 inch dbh tree to each lot still needs to be <br />stated on the Plan. Recently, the topic of tree preservation has come to the forefront as a <br />discussion item at the City Council level. The Developer has submitted a tree preservation <br />plan for this and the third phase of Highlands. The tree preservation plan does not accurately <br />depict the areas of existing tree growth. Also, as requested by Staff, the plan should outline <br />the areas where successful tree preservation can occur while still ensuring positive drainage. <br />Provide a line that transitions between cut and fill. <br /> <br />10. <br /> <br />Park Dedication: The procedures and priorities of park improvements to be caused within <br />the existing park spaces are established in the Development Agreement for Highlands At <br />River Park and are based on the total project area of 157 lots as reflected in the preliminary <br />plat approved by the Ramsey City Council on September 11, 2001. <br /> <br />-139- <br /> <br /> <br />
