Trail Development: There is an 8 foot wide bituminous trail within a 35 foot wide corridor <br /> proposed to link up with the mmamed park lot to the north. This segment of trail will be <br /> constructed as a Stage II Improvement in the 2ad Addition. <br /> <br />12. <br /> <br />Trunk Sewer and Water Fees: There is a sewer and water development fee of $284,798.00 <br />(157 units x $1,814/unit) due on the ultimate plat. as reflected in the approved preliminary <br />plat. The City has requested the on site sewer be lowered to accommodate expansion in the <br />furore. The cost of this work is estimated at $68,000. The Developer has proposed that the <br />remaining $216,798 be used for off-site sewer and water improvements required to provide <br />sewer and water to the site. These improvements are estimated at Two Hundred and Fifty <br />Five Thousand Dollars ($255,000.00). Since the costs for the improvements exceed the <br />Sewer and Water Trunk Fee, there shall be no trunk fees collected as part of this second <br />phase. <br /> <br />13. <br /> <br />Stormwater Manaeement: There is a stormwater management fee of Twenty One Thousand <br />Seven Hundred and Fifty Dollars and no cents ($24,000.00) (64 units x $375/unit) due on the <br />second phase. <br /> <br />Preliminary Plat approval was contingent upon addressing the drainage outlet to the north. <br />The Developer shall install an outlet from Woodland Green Park to the unnamed park at the <br />north end of the Plat, adjacent to 1564 Lane N.W. As a condition of the prelim/nary plat <br />approval and f'mal platting of the first phase of this project, no building construction will <br />occur until this outlet is inplace and functional as well as adequately s/zed. <br /> <br />The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, June 25, 2002, at the <br />Ramsey Fire Station #2, 15050 Armstrong Blvd. N.W., to review the proposed final plat. I <br />suggest that you, or your representative, be present at the meeting to answer any questions that <br />may arise. A copy of the case cover sheet and proposed development agreement is enclosed for <br />your information.
