164(with'P.U.D.).. 345 (with PUD) <br /> <br />The number of units that the development shows (261) is less than the maximum number of units <br />allowed on the development property than would be allowed (304/345) according to the 2001 <br />Comprehensive Land Use Map. The Ponds development is either at or less than the maximum <br />housing units planned for the low, medium, and high density areas on the parcel. The property <br />contains 86.71 acres with 28.02 of these acres classified as wetlands. The preliminary plat shows <br />a gross density of 3.01 units per acre. When the wetlands are factored out, the net density for the <br />whole development is 4.47 units per acre. The applicant has stated that although <br />they exceed the maximum density on the apartment lot, they are under the total amount of units <br />allowed in the area designated as high density on the 2001 Land Use Map. On the preliminary <br />plat, the high density area has two land uses, townhomes and the apartment building. As <br />indicated by the table below, under the development proposal, the designated high density area <br />has a net density of just under 15 units per acre. The townhouse area within the designated high <br />density area has a net density of 9.49 units per acre, while the apartment-building has a net density <br />of 18.34 units per acre.
