The final plat plan <br />consists of four (4) sheets dated April, 2002; Grading and Drainage Plan Revised June 6, 2002 and <br />prepared by Midwest Land Surveyors and Civil Engineers, Inc. We offer the following comments: <br /> <br />General: The subject property is located on the peninsula located at the end of existing 145t~ Court. <br />You are proposing to create seven single family lots using land owned by Royal Oaks Reaky and <br />Enterprise Properties. You will be developing Ouflot B of The Ponds and Oudots A and B of Wood <br />Pond Hills 44 Addition. <br /> <br />2. Zoning: The property is zoned R-1 Single Family Residential, which alloWs for urban sized single <br /> family lots. <br /> <br />3. Lot Size and Dimensions: The lots shown in the final plat are in conformance with the approved <br /> preliminary plat. <br /> <br />Streets: Existing 145"' Court is already at the maximum length allowed under City Ordinances (600 <br />feet). On June 6, 2002, the Board of Adjustment granted a variance to extend 1454 Court another 180 <br />feet. The final plat is consistent with the approved variance. <br /> <br />Grading and Drainage: The grading plan prepared by Midwest Land Surveyors has been prepared and <br />submitted undated. This plan ha,s been dated 6/6/02 by Staff. The portion of t/tis grading plan <br />pertaining to this subdivision is hereby approved. Spot elevations around the cul-de-sac curb and <br />gutter should be added to plan and profile sheet 14 of 16. No gutter grade shall be flatter than 0.5 <br />percent. <br /> <br />Utilities and Water Usage: Thc development will be served by municipal water and sanitary sewer. <br />The sanitary sewer and watermain for this subdivision are illustrated on sheet 8 of 16 of plans <br />prepared by Midwest Surveyors & Civil Engineering, Inc. These places are approved with the <br />addition that an eight inch gate valve shall be added at the point of connection to the existing <br />watermain of 1454. The developer will need to pay the standard tnmk charges associated with these <br />utilities. <br /> <br />7. Tree Preservation Plan: The Development Agreement states that the seven lots contained in the plat <br /> will be "custom graded" lots.
