The final plat <br />consists of one (1) final plat sheet dated June 4, 2002, and .Grading, Construction, and Landscaping Plant <br />consisting of six (6) sheets and dated June 4, 2002. and prepared by Midwest. Land Surveyors and Civil <br />Engineers, Inc. We offer the following comments: <br /> <br />General: The subject property is approximately 8.7 acres in size (7.1 acres with major fight-of- <br />way factored out) and is generally located in the southwest quadrant of T.H. #47 and Alpine Dr. <br />The final plat submitted proposes to develop the property with 42 townhome umts. The <br />townhomes received site plan approval at the May 14, 2002 City Council meeting. <br /> <br />Zoning:. The subject property is zoned R-2 Medium Density Residential. In the R2 District, the <br />property can be developed to a density not to exceed 7 traits an acre. <br /> <br />Density: The subject'property is approximately 8.75 acres and the 42 umts proposed results in a <br />gross density of 4.82 units per acre. Net density of the project is 5.91 units per acre. <br /> <br />Streets.: The sole access to all 42 units is from Alpine Dr. at a location approximately 400 feet <br />west of TH 47. This location is beyond the median on Alpine Drive and full turning movements <br />are possible at this access. Stafffinds the Alpine Dr. access acceptable. <br /> <br />City Ordinances limit the length of a cul-de-sac to 600 feet. The extended right-of-way as shown <br />on the plat greatly exceeds the 600-foot limit. City Ordinances also require that the arrangement of <br />streets in new subdivisions shall make provisions for the 'continuation of existing and future streets <br />into adjoining areas. You have applied for and received a variance to the cul-de-sac length limit. <br />The right-of-way shown on the final plat is consistent with what was previously reviewed. <br /> <br />A temporary cul~de-sac is proposed to be placed near the southern boundary of the plat to <br />facilitate the movement of vehicles. An access easement will need to be recorded with Anoka <br />County for the area where the temporary cul-de-sac will be located. Please provide the City a <br />copy of this easement for their review and approval. The temporary cul-de-sac will be signed <br />as a future thru street. <br /> <br />-217- <br /> <br /> <br />
