-218- <br /> <br />Final Plat Review: <br />June 21, 2002 <br />Page 2 of 3 <br /> <br />Alpine Meadows <br /> <br />The M/nnesota Department of Transportation is requiring the dedication of fight of access adjacent <br />to T.H. #47. The final plat shall be revised to show this dedication. <br /> <br />Lots: You have received a variance to construct the units 25 feet away from the front line. The <br />tinal plat conforms to this variance. The final plat submittal has been adjusted to show all umts <br />with driveways of at least 25 feet in conformance with City policy. <br /> <br />Grading and Drainage: A pond currently exists in the northwest comer oft. he site. This pond has <br />an outlet which ultimately discharges to the intersection of 152~d Avenue N.W. and the T.H. #47 <br />service road, wkich in turn drams overland to protected Wetland #65.8W. This wetland has an <br />outlet to the Rum River. <br /> <br />A revised grading plan received on June 18, 2002 by the City Engineer has been reviewed. The <br />plan is acceptable contingent upon the following: <br /> <br /> permit is obtained from the Lower Rum River Water Nlanagement OrganizatiOn <br />(LRRWMO) and all conditions contained in the permit are met. <br /> <br />All rear lot drainage from Lots 9,10,13,14, and 15, Block 2 is directed over the curbline of the <br />driveway collector between Lots 6 and 7 and Lots 9 and 12 of Block 2. This flow shall not be <br />allowed to reach Catch Basin I in the northeast comer of the lot. A detail of this area should <br />be provided. <br /> <br />The overland drainage in the southeast comer of the lot should be modified such that runoff <br />from Lots 17 and 18 of Block 2 does net mn into the property to the south. <br /> <br />A certificate of grading will be necessary before an occupancy permit is issued for Lots 10-22, <br />Block 1 and Lots 9-20, Block 2. <br /> <br />Utilities and Water Usage; The development will be served by municipal water and sanitary sewer. <br />Currently, utilities exist on the property. However, they are without drainage and utility <br />easements. The final plat shows the proper drainage and utility easements of sufficient width <br />where sewer and water lines are located. <br /> <br />Staff has reviewed the utility plan submitted as part of the final plat. After reviewing the plan, <br />staffhas the' following comment: <br /> <br />· The short segment of watermain placed down the driveway collectors on Block 2 should either <br /> be looped or have a hydrant placed on the end of the line to facilitate flushing. <br /> <br />Park and Trail Dedication: The Park Commission has reviewed the proposed subdivision and is <br />requiring that park dedication fees in the amount of $1700 per unit be collected in lieu of land <br />dedication; that trail fees in the amount of $400 per unit be collected. Therefore, $71,400.00 in <br />park fees and $16,800 in trail fees will need to be paid prior to the City releasing the plat for <br /> <br />I <br />.I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
