PAver Road <br />Elk River, M-N 55330 . <br /> <br />Re: Final Plat Review - West Ramsey Industrial Park <br /> <br />Dear Mr. Darkenwald: <br /> <br />We have received your proposed final plat for West Ramsey Industrial Park prepared by <br />Lot Surveys Comply, Inc. dated March 7, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 17.29 acres and is generally <br />located north of T.H. #10, on the City's common border line with the City of Elk River. <br />The final plat is proposing to plat the property into 2 buildable lots, an outlot fur future <br />development and a second outlot for conveyance to the City, when necessary, for a <br />future street extension. <br /> <br />Zoning: The property is zoned B-1 Business and the Comprehensive Plan designates <br />this property for Places to Shop. The City Council introduced a rezoning ordinance on <br />February 26, 2002 to rezone the property from B-1 to Industrial. The City Council also <br />approved a Comprehensive Plan Amendment contingent upon Metropolitan Council <br />approval on February 26, 2002. The Metropolitan Council approved the <br />Comprehensive Plan Amendment to change the land use designation from Places to <br />Shop to Places to Work on March 19, 2002. <br /> <br />3. Lot Sizes and Dimensions: The proposed lots meet the lot size and dimension <br /> requirements established in the Industrial district. <br /> <br />Grading and Drainage Plan: The entire site proposes to drain to a regional pond <br />located north of 156th Avenue NW. This pond will be required to accommodate 2 back: <br />to back 100-yea_r rainfall events as par~ of the Wqv[O permitting process. An overflow <br />pipe should be constructed fi:om the regional pond to Alpine DAve. Initial observations <br />indicate that this overflow may need to be routed along the future alignment of 156th <br />Avenue NW.
