A <br />table must be provided that includes the Plat name, lot, block, style of house, lowest floor <br />elevation, lowest opening elevation, garage slab elevation, and the top of block elevation. <br /> <br />Easements. 'The standard i O-foot drainage and utility easements (5 feet on common property <br />lines) are provided around the perimeter of ail lots. The preliminary plat' identiSed an <br />easement along the north property line proposed to be vacated. A legal description of the <br />· easement (before and after plat recording) to be vacated is necessary in order to start vacation <br />proceedings. Per the City's request, the easement parallel to T.H. #47 is 20 feet wide to <br />provide sufficient area for trail construction. <br /> <br />Trail Fees and Development: The City has also enacted a trail development fee. The <br />current rate is $400.00 per new lot created; in this case the trail development fee will be <br />applied to 17 lots and the existing homestead is exempt. <br /> <br />In accordance with the preliminary plat, there is a 20-foot drainage and utility easement <br />paralleI to Highway #47. The Development Agreement will require the construction of a trail <br />parallel to State Highway ff47 from the north boundary of River Pines 5~' to the south. <br />boundary of Apple Ridge. The trail segment shall be constructed within one year of the <br />completion of River Pines 5th street improvements. The trail, construction costs outside the <br />limits of River Pines 5~' will be credited towards the trail development fees due on the plat. <br />The Development Agreement will require that the Developer provide the City with a separate <br />easement, in recordable form, granting the City permission to utilize the drainage and utility <br />easement for trail purposes. <br /> <br />Park Dedication: The Park and Recreation Commission met on september 20, 2001 and <br />recommended that park dedication consist of a cash payment. The current rate is $1',700.00 <br />per lot and the existing homestead is exempt from this fee. <br /> <br />Tree Preservation. The Final Grading Plan identifies existing tree stands. The plan still <br />needs to be modified, or a separate Tree Preservation addendum has to be provided, to <br />identify tree removal limits and the location of the tree save fences. The addition of one 2.5 <br />inch dbh tree to the front of each newly_created lot sb. ould also be included in the text on the <br />Grading Plan or the addendum. <br /> <br />Sidewalks. At the time of preliminary plat review, it was noted that sidewalks are required <br />on one side of alt non cul-de-sac streets. A revised preliminary plat was requested and has <br />not been provided to date.
