-200-

the number of un/ts may change as the proposed project goes through the subdivision and site
plan review processes. The proposed medium density rezoning would appear to be appropriate
for property located at the junction of an MSA collector street and State highway. Therefore
Staff is recommending approval of the rezoning.

Citizen Input

Nicole Immerheiser, 15245 Germanium Circle N.W. questioned if this development complies with
medium density requirements.

Principal Planner Trudgeon responded that it does comply, but it is only a concept plan and needs
to be refined.

Ms. Immerheiser felt tNs development would be crowding a lot of people in that area. She
questioned where the children would go; where the bus would stop and how it would make a
turnaround in there with snowbanks. She suggested "thinning" it down, putting in landscaping,
and making the development less angular looking. She said there would be too much traffic and it
isn't conducive to the area.

Motion by Commissioner Johnson, seconded by Commissioner Reeve, to close the public hearing.

Motion Carried. Voting Yes: Vice Chair Kociscak, Commissioners Johnson, Reeve, Sweet, and
Watson. Voting No: None. Absent: Chairperson Nixt and Commissioner Brauer.

The public hearing closed at 8:46 p.m.

Commission Business

Vice Chair Kociscak called the regular meeting of the Planning Commission back to order at 8:46

Motion by 'Commissioner Johnson, seconded by Commissioner Reeve, to recommend that the
City Council adopt the Findings of Fact favorable to the applicant relating to a request to rezone
the subject property from R-iR Residential, B-1 Business, and B-2 Business to R-3U Multiple
Residential.

Further Discussion: Commissioner Johnson noted that some of the concerns of the designs of the
development are well taken and the developer should do some work on the sketch plan. It is
consistent with the Comp Plan, however.

Motion Carried. Voting Yes: Vice Chair Kociscak, Commissioners Johnson, Reeve, Sweet, and
Watson. Voting No: None.
