-32- <br /> <br />Commissioner Brauer questioned how low in density they could go and Mr. Damagalla said they <br />hadn't worked with those figures yet. <br /> <br />Chairperson Nixt explained that the utilities and drainage plans will be included in the next two <br />steps of the process. <br /> <br />Commissioner Sweet said she would like to see a better first presentation. She said she didn't <br />want to approve to go further when she already didn't like it. <br /> <br />Mr. Strandlund explained the 6 units could be reduced to 4 units. The street configuration cannot <br />be changed much. The style of the homes on the west side will be split entry with 1,200 square <br />feet on each level. The homes on the east side will be two-story styles with 1,800 square feet <br />above grade. The price range will be $160,000 and up, .roughly. <br /> <br />Chairperson Nixt indicated that there won't be much gained by having them re-present another <br />sketch plan because topography and landscape are not included in a sketch plan. If we progress <br />to the next step, there will be more detail on the plan to consider. There wilt need to be screening <br />for a longtime resident on the south. <br /> <br />Commissioner Reeve explained that by approving the sketch plan review, we are allowing them <br />to continue forward to include all these things in the next plan. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Reeve, to approve the general design <br />plan of the townhome development proposed by Eighty Seven LLC for the southwest quadrant <br />of T.H. #47 and 153rd Avenue N.W. contingent upon compliance with City Staff review letter <br />dated November 28, 2001, a rezoning to R-3 Urban Residential and approval of an amendment to <br />the Comprehensive Plan. Also contingent upon the following issues as discussed: <br /> <br />· Cul-de-sac length <br />· Ponding <br />· Right-of-way on T.H. #47 <br />· Buffering on the south <br />· Appropriate noise screening on T.H. #47 <br /> <br />Further discussion: Commissioner Brauer asked the applicant if they would be willing to work <br />with all these issues and the residents. Mr. Strandlund replied they would. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Brauer, Sweet, and <br />Watson. Voting No: None.
