Community Development Assistant Wald stated that the City of Ramsey has received a request <br />for site plan review from Sharp and Associates, L.L.C. The site plan is propOsing to construct <br />phase II of Sunfish Gateway. The area is generally located in the northwest corner of McKinley <br />St. N.W. and Sunfish Lake Blvd. The subject property is zoned Industrial and the site plan is <br />proposing to construct a multi-tenant office and warehousing structure. The proposed activities <br />are permitted uses within the Industrial District. She explained the site plan is proposing to <br />construct a one-story 29,450 square foot building. The structure will be constructed with 14 <br />loading docks. The site plan complies with the front yard, rear yard, and side yard setbacks <br />established in the Industrial District. Phase II will derive access from existing access points that <br />are located on McKinley Street and Sunfish Lake Blvd. The off-street parking area will have a <br />bituminous surface and is finished with concrete curbing. The parking stalls are sufficient in <br />numbers and dimensions. The exterior building materials for the building are proposed to consist <br />of rockface concrete block and brick, which meets the architectural standards established in the <br />Industrial District. She stated that the landscaping plan has been reviewed and is generally <br />acceptable. A couple of modifications are needed as described in the attached review letter. The <br />facility will be served by City sewer and water services. A lighting plan will need to be <br />submitted and is subject to the City Engineers approval. The City approved phase I of Sunfish <br />Gateway in March of 2001. Future development of Sunfish Gateway will be subject to platting <br />the 9.7 acre properties. Future platting must be designed so that the existing phase I and proposed <br />phase II complies with all City Code requirements. Staff recommends approval of the site plan <br />contingent upon compliance with City Staff review letter dated November 30, 2001. <br /> <br />Chairperson Nixt asked if there have been any complaints or issues with Phase I. <br /> <br />Community Development Assistant Wald answered there have not been. <br /> <br />Motion by Commissioner Sweet, seconded by Commissioner Watson, to approve the proposed <br />site plan for phase II of Sunfish Gateway contingent upon compliance with City Staff review <br />letter dated November 30, 2001. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Sweet, Watson, Brauer, and <br />Reeve. Voting No: None. Absent: Commissioners Johnson and Kociscak. <br /> <br />Case #11: Schedule a Date for Comprehensive Plan Public Hearing <br /> <br />Principal Planner Trudgeon said that for the past six months, the City Council has met with Larry <br />Bakken, a facilitator, to try to reach consensus about the Comprehensive Plan. The Council held <br />the last meeting with the facilitator on November 26, 2001. At their November 27, 2001 <br />meeting, the City Council referred a revised Comprehensive Plan to the Planning commission for <br />review and requested that they hold a joint public hearing with the City Council.
