-186- <br /> <br />Review Letter: Sunfish Gateway <br />February 1, 2001 <br />Page 3 of 3 <br /> <br />Drainage and Grading: The drainage from the proposed building and parking lot is roughly <br />divided into two sub-districts which divide the site east and west. The western drive and center <br />dock areas drain overland and through storm sewer to Pond 1, while the northern and eastern <br />drive areas drain similarly to Pond 2. Each of these ponds overflow into an existing 21" storm <br />sewer which runs within the northern portion of the right-of-way of McKinley Street. The <br />grading and drainage plan is generally acceptable, however, the pond volumes and erosion control <br />measures must be reviewed and permitted by the Lower Rum River Water management <br />Organization. An overflow between the two halves of Pond 1 should be incorporated into design <br />to prevent erosion. <br /> <br />Signage: The City will review the proposed signage when a sign permit application has been <br />submitted and the applicable fees have been paid. <br /> <br />Storm Water Management Fee: The City will use Tax Increment Financing to cover the cost of <br />the development's Storm Water Management Fee <br /> <br />Sewer and Water Trunk and Lateral Fees: The City will use Tax Increment Financing to cover <br />the cost of the development's sewer and water trunk and lateral fees. <br /> <br />REU Number: The City has assigned the property a Residential Equivalent Unit (REU) number <br />of 21.73. The quarterly drainage utility charge will be $547.60 ($25.20 x21.73). <br /> <br />The Planning Commission will be meeting at 7:00 p.m, on Tuesday, February 6, 2001, at Ramsey <br />City Hall, to review the proposed site plan. You or your representative may want to be present to <br />answer any questions that may arise.
