Before any further development, please address the following issues:

· The City should approve the plan subject to removing all existing access on TH 47 including
the dfiveway that serve the existing home (i.e., farmstead property). Please direct questions
concerning these issues to Lars Impola (763-797-3126) ofM. n/DOT's Traffic section.

· The proposed development will drain into Ponds 1 and 2 which are located within M.n/DOT
fight of way and therefore will require a drainage permit. The proposed development wilt:need
to maintain existing 'drainage rates, and quantifies must be perpetuated for 10 and 100-year .
storm events. The ~'LruT)OT drainage permit will need to include before/after hydraulic
computations that show existing and proposed conditions. Please direct questions concerning
these issues to Benjamin Timerson (763-797-3055) of~vLn/DOT's Water .Resources Section.

· Any impact to lVin/DOT fight of way will require a permit. Questions concerning permit
applications including grading permits should be directed to Keith Van Wagner (651-582-
1443) of NLn/DOT's Permits Section.

· M_n/DOT's policy is to assist local governments in promoting compatibility between land use
and highways. Residential uses located adjacent to highways often results in complaints about
trat'~c noise. Traffic noise fi.om this highway could' exceed noise standards established by the
Minnesota Pollution Control Agency, the U.S. Department of Housing and Urban
Development and the U.S. Department of Transportation. M.n/DOT policy regarding
development adjacent to existing highways prohibits the expenditure of highway funds for
noise mitigation measures. The project developer should assess the noise situation and take the
action deemed necessary to minimize the impacts of any highway noise. Please direct questions
concerning Mn/DOT's noise policy to Jim Hanson (651-582-1392) of 1VLrdDOT's
Transportation Planning section.

An equal opportunity employer

-233-
