We offer the following comments: <br /> <br />General: The site: plan proposes to devetop a 5,199 square foot convenience S{ore-'with a car <br />wash and gas pumps on Lot 1, Block I, .Holiday Acres. The site is located in the North coruer of <br />the inl~ersection of Trunk Highway #47 (TH47) and xkimo Street NW.' ' , <br /> <br />Zoning: The site is c~rrently zoned B-1 Business. City Code permits convenience grocery <br />and/or food operations. However, gas sales are not a permitted use in the B-1 Business District. <br />The City has received an application to rezone the property from B-1 Business to B-2 Business. <br />to allow for the gasolin.e sales portion of the operation.. <br /> <br />Lot Coverage: The proposed Lot 1 is 61,004 square feet in size. Lot coverage is restricted to <br />35% or 21,351 square feet. The proposed size of the principal building and car wash together is <br />5,199 square feet, which equates to a lot coverage of approximately 8.5%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use.
