Amcor Precast, Inc. <br />Page 3 of 4 <br />May 18, 2001 <br /> <br />Council approval, The site plan is also proposing an outside storage area that will not be surfaced with <br />bituminous or concrete. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each employee on the <br />maximum working shift. The site plan indicates that the maximum number of employees there will be <br />on one shift is 50. The site plan is proposing 65 employee/customer parking stalls; this meets City Code <br />requirements. <br /> <br />Lighting: If additional exterior lighting is proposed for the site, a lighting plan will need to be submitted <br />and shall be subject to final approval by the City, Engineer. <br /> <br />Landscaping: The Landscaping Plan is generally acceptable. The site plan is proposing species that are <br />not recommended species in the City of Ramsey. The site plan should be revised to include plantings <br />that are of a recommended species in the City of Ramsey. The Landscaping Plan must provide standard <br />details for plantings in addition to specifying where the irrigated areas are. It should be noted that no <br />berming or landscaping should be planted within the frrst 10 feet of the road right of way. <br /> <br />Drainage and Grading: The Lower Rum River Watershed Management Organization will require a <br />permit for this development. From the National Inventory Map in the City's Stormwater Management <br />Plan it does not appear that there is any wetland areas on this site. This information should be verified as <br />it will be part of the permitting process for the Watershed Management Organization permit. <br /> <br />The silt fence shall be maintained during the construction process and until successful tuff establishment. <br />Then it will be the Developer's responsibility to,remove the silt fence upon successful turf establlshment. <br /> <br />Drainage from the north parking lot and building will need to be routed through the pond on the north <br />side or' 143rd Avenue NW. <br /> <br />The on-site ponding for the southern drainage area to Control the rate of runoff and protect the siltation of <br />downstream facilities needs to be modified. The grading plan shows that the water level will raise to an <br />elevation of 864, but will overflow to the northwest at an elevation of 863. <br /> <br />There should not be any connection to the storm sewer of Ebony Street NW from storm sewers from <br />"unpaved" areas. These connections should be eliminated with drainage heading south to be treated or <br />the areas that drain to these catch basins (Catch Basins #3 ind #4) should be paved. <br /> <br />There is not any erosion control measures noted for the catch basins on the project area. These should be <br />protected throughout the project to control siltation of downstream facilities. <br /> <br />Ponding volumes and storm sewer calculations will need to be provided to assure compliance with Water <br />Shed Management Organization standards. <br /> <br />-155- <br /> <br /> <br />
