We are also in receipt of a Utility and Grading <br />plan prepared by Howard Green Company, dated May'24, 2001. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 20,075 square foot office and warehousing facility. <br />The office area will consist of 1,000 square feet and the warehousing area will be 19,075 square feet in <br />size. The parcel is generally located off of 153rd Avenue and State Highway #10. <br /> <br />Zoning: The site is currently zoned B-1 Business; office buildings are a permitted use. Warehousing <br />activities are not a permitted use and require a conditional use permit to be obtained from the City. The <br />City has received a conditional use permit application for the proposed warehousing facility. TSe <br />Planning Commission recommended approval for a request for a conditional use permit for warehousing <br />activities in a B-1 district. <br /> <br />Lot Coverage: The parcel is approximately 90,412 square feet (2.08 acres) in size. Lot coverage is <br />restricted to 35% or 31,644 square feet. The proposed size of the office/warehouse building is 12,335 <br />square feet, which equates to a lot coverage of approxknately 22%. <br /> <br />Utilities: Urban Services are not available to the site and the facility is proposed to be served by an on- <br />site septic system. If the comprehensive plan is adopted with a policy statement requiring urban services <br />for commercial development, Staff is recommending that the development permit require connection to <br />urban services within 2 years of availability. <br /> <br />Setbacks: Tke building location exceeds the 35-foot front and rear yard and tO-foot side yard setback <br />requirements. City Code requires a 20-foot green space area adjacent to all public roads, the site plan <br />complies with this requirement. <br /> <br />Screening: The surrounding properties to the north, south, east, and west are all zoned B-1 Business; <br />City Code does not require screening due to the abutting parcels also being zoned business. <br /> <br />.~193- <br /> <br /> <br />
