-194- <br /> <br />Review Letter: North Pine Professional Building <br />June 19, 2001 <br />Page 2 of 4 <br /> <br />Landscaping: The landscaping plan is generally acceptable. <br /> <br />Architectural Standards: City Code restricts building height to 35-feet, the proposed office/warehouse <br />facility will be 35 feet in height, which meets City standards. City Code restricts exterior wail finishes to <br />consist of brick, natural stone or integrally treated pre-cast concrete panels or other material as approved <br />by City Council. The building elevation plan indicates that the exterior wall materials for the <br />office/warehouse structure will consist of painted rock face concrete block and stucco. Concrete block <br />must be integrally treated with texture and if color is going to be used, it must also be integrally treated <br />into the concrete block. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be indoors or be <br />· completely screened from abutting properties. The site plan indicates that the waste storage area will be <br />screened by a wood privacy fence; this meets City` standards. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-street parking and <br />maneuvering areas are proposed to be surfaced with bituminous and finished with B-6/12 concrete <br />curbing. <br /> <br />Off-Street Parking - Spaces Required: City, Code requires one (1) parking space for every 200 square <br />feet of office space. In this case, the number of parking spaces required for the office area is five (5). <br />Past practice is to require one (1) parking space for every 1,000 square feet of warehouse space. The <br />proposed 24 off-street parking spaces, would appear to meet City Code. <br /> <br />Lighting: A lighting plan was submitted and is subject to the City Engineers approval. Shop drawings <br />will need to be submitted to ensure compliance with City Code. <br /> <br />Off-Street Loading Area: City Code requires one off-street loading berth for buildings that have over <br />10,000 square feet of floor area and one additional loading berth for each additional 25,000 square feet. <br />The site plan is proposing one loading dock and ten loading berths, this exceeds City Code requirements. <br />City Code requires loading docks to be located at the rear o£ the principal building when possible. The <br />site plan indicates that the loading dock will be located along the south side. Due to the residential <br />development (Northfork) located to the north of the Subject Property, staff finds that the proposed <br />loading dock is best located on the south side of the facility. <br /> <br />Drainage and Grading: The Lower Rum River Watershed Management (WMO) Organization will <br />require a permit for this development. From the National Wetland Inventory Map in the' City's <br />Stormwater Management Plan ir does not appear that there are any wetlands on the subject property. <br />This information should be verified as it will be part of the permitting process for the WMO permit. <br /> <br />Upon completion of the storm ponding facilities, erosion control measures should be installed to protect <br />the ponds and storm sewer inlets. The development proposes to excavate and utilize land that is <br />currently owned by the City of Ramsey. This proposal would allow the capacity of 2-100 year storm <br />events. The calculations and capacities of the pre and post development must be provided.
